A new 30-unit townhome development is coming to North Kerr Avenue. Here are the details.

The city of Wilmington has approved rezoning along Kerr Avenue to make way for Birchwood Townhomes, a new 30-unit development.

The development will be on about three acres at the intersection of North Kerr Avenue and Birchwood Drive and will have four lots. Three of the lots will have eight connected townhomes and one of the lots will have six connected townhomes.

Each single-family unit will be three stories and have three bedrooms and two-car garages, with a two-car pad and guest parking.

Birchwood Townhomes will have two entrances from North Kerr Avenue and Birchwood Drive. There will be four lots, three with eight townhomes and one with six townhomes.

The development will have access points from North Kerr Avenue and Birchwood Drive. A pond on the property will provide visual amenity and stormwater management.

To the north, a detached single dwelling unit is across from the site, offices to the south, commercial to the east and vacant land to the west.

City staff recommended the approval of the rezoning.

“We think that increase in density with infill development are certainly promoted in this area and the subject site is in the proximity also with a wealth of shopping, restaurants and other commercial services,” said applicant Cindee Wolf.

Jonathan Washburn, who is a corporate manager of Julia Cameron LLC, said the company owns a property near the site and offered his support for the project.

“I’ve not heard one neighbor say anything about this in opposition to it,” Washburn said.

Staff found that low-to-medium density residential areas serve as transitions between lower-density neighborhoods and more intensive commercial areas, and the city council approved the rezoning unanimously.
