Plan Commission approves replat for new homes in Sherwood Forest
Mar. 27—ANDERSON — A replat to convert four lots into two in the Sherwood Forest subdivision has been approved by the Anderson Plan Commission.
The Plan Commission voted Tuesday to replat the lots for the construction of two single family homes by Hallmark Homes with a price of tag of between $350,000 and $400,000 each.
Tim Stires, deputy director of the Anderson Municipal Development Department, said the Twelve Oaks board of directors voted to remove the restriction on the construction of single family homes.
Since the subdivision opened in 1996, construction was limited to duplexes.
Stires said there has been no construction since 1999 in the subdivision located on East 67th Street and Twelve Oaks Drive.
Steve Servies with Servies Engineering and Surveying, said he didn't know why the subdivision didn't get any traction over the years.
"It's a nice area and well maintained," he said.
Servies said Twelve Oaks Drive is a private drive that is maintained by the residents.
In other business, the Plan Commission approved a primary plat request from Devin Beach to create two lots on a 20-acre parcel in the 1000 block of Shepherd Road.
Stires said the request was to create a 2-acre and an 18-acre parcel on the property. Beach plans to reside in the house on the 2-acre site and to eventually sell the 18 acres.
Plan Commission member Jennifer Culp asked what the plan was for the 18-acres because of drainage issues in the area
City Engineer Matt House, a member of the Plan Commission, said the city has to approve a drainage plan for the property if it's developed in the future.
The only interest in purchasing the 18-acres is for the construction of a single family home, a real estate agent said.
