Legacy Center plans enormous three-floor addition in Green Oak

GREEN OAK TWP. — A large sports complex between Brighton and Whitmore Lake is once again planning to expand.

Officials from the Legacy Center Sports Complex have proposed a more than 107,000-square-foot addition off US-23 in Green Oak Township. Proposed plans include a wellness center with a fitness club and pool, as well as medical tenant spaces for an urgent care, medical and physical therapy offices, and a café.

Livingston Christian Schools, a local private school, is looking to split grades between classrooms on the upper floor of the proposed building and the school's current location at the Brighton Church of The Nazarene in Genoa Township.

On Thursday, the Green Oak Township Planning Commission approved preliminary site plans for the wellness center, but tabled a discussion on whether to grant a special land use permit allowing the school to operate on the property.

The lower level of the building would house the wellness center, with offered activities like strength training, yoga, boxing, gymnastics, cardio and dance. The urgent care and medical offices would occupy the ground floor, followed by 16 classrooms, a cafeteria, administrative offices and more fitness space on the second floor.

If the Legacy Center secures final approvals, it would increase in size to more than 310,000 square feet. The center also plans to add pickleball and tennis courts and expand parking.

According to a review letter from township planning consultant firm Carlisle/Wortman Associates, potential issues with housing a school in the center include traffic generation and flow, with the addition of about 225 students and 49 staff members, and the absence of a dedicated area for student outdoor recreation.

Livingston Christian Schools sued Genoa Township in 2015 for initially denying them use of part of the Brighton Church of The Nazarene.

The school was looking to relocate from downtown Pinckney, in a building now occupied by Light of the World Academy. After two court losses, the school and church went back to the drawing board and returned to Genoa Township with a revised plan, which officials approved.
