Dramatic midtown Sacramento penthouse atop sophisticated mixed-use building sold for $3.1M

Giving off an exciting vibe in midtown Sacramento, a penthouse occupying the entire top floor of The Jacquelyn — a new, sophisticated and unique mix-use project — recently sold for $3.1 million, making it the second-highest priced home ever purchased in the midtown or downtown neighborhoods.

The only residential unit in the three-story building, the penthouse comprises three bedrooms and three bathrooms, and is directly accessed by a private elevator. The elegant building is enveloped in all-steel frame construction with the exterior clad in handcrafted Gladding McBean tile, manufactured up the road in Lincoln.

The unit, spanning 3,400 square feet, found a buyer in just over a month after hitting the market in late 2023. A local businessman purchased the property, according to the listing agent.

Only three sales on the multiple listing service (MLS) database have ever topped $3 million in the midtown/downtown area, according to Sacramento appraiser and housing market analyst Ryan Lundquist.

“What’s unique about this property is it is the only residential unit in the building,” Lundquist said. “It’s a baller situation to be able to take your own elevator to the only residence on that floor. I imagine some would look at this design and think it’s way too cold or dark, but the builder commanded one of the highest prices ever, so it was effective.”

The record price for a residential property in the area was set in 2018: a $4.1 million deal to acquire the penthouse condominium atop the Kimpton Sawyer at 500 J Street (Unit 1807).

The Sawyer condo — 3,323 square feet, three bedrooms and three bathrooms — takes in spectacular views of the city skyline as well as the Tower Bridge and Sacramento River to the west. In contrast, the expansive, private rooftop patio of The Jacquelyn’s penthouse at 1114 22nd St. offers views of the morning light and the city’s famous canopy of trees.

“It’s a little more neighborhood kind of vibe,” listing agent Paloma Begin of Compass said. “It’s cozier. It’s both dramatic and cozy and neighborhood-like, whereas The Sawyer feels more urban and is just a different kind of vibe.”

A spectacular standout feature is the midtown penthouse’s locking, climate-controlled, 216-bottle wine room that is enclosed in glass and what appear to be gold-leaf walls.

“It looks like a work of art,” Begin said.

The gorgeous wine room is next to the gourmet kitchen, elegant with sueded stone countertops. The kitchen has a secondary prep area.

The primary suite offers its own sitting area, dressing room, luxurious spa bathroom and access to the terrace. Guests can have their own bedroom suite with a private bathroom. The residence also has a media room, dedicated office with custom cabinetry and a personal gym/studio. A garage with a lift can house two vehicles, a premier amenity for midtown residences.

Urban Elements developed The Jacquelyn, a small upscale mixed-use project with two private social clubs, a small restaurant and wine bar and a shop.

“The Jacquelyn is a curated space elevating community, creativity, and wellness, inspired by the spirit of Jacquelyn Anderson,” according to the project’s website. “Our two clubs, the Shutter Club and the Blue J Club, encourage members to connect, collaborate, relax, and recharge.”

Businessman Jim Anderson built the property to honor his wife Jacquelyn Anderson, an artist and photographer who died of cancer in 2021, according to The Jacquelyn website.

Midtown Sacramento is home to some of the city’s best restaurants, art galleries and boutique shops.
