This secluded Martha’s Vineyard compound encompasses the best of the coastal island’s offerings: an extraordinary shingle-style home, a quaint Amish barn, a man-made pond, acres of forest, and proximity to the ocean.
Located in Edgartown, the classic New England seaport village on the island’s eastern side, this private 22-acre estate on Boldwater Road was recently listed for $14 million. The home is popular as a vacation rental property and has hosted some of music’s biggest stars. And one look at this spectacular estate, and it’s easy to see its appeal.

The estate is tucked down a private road lined with towering trees and native landscaping, which is especially beneficial for those seeking enhanced privacy. The shingle-style main residence was designed by renowned architect Robert A.M. Stern and has seven bedrooms and 10 bathrooms. An alluringly cozy, brightly lit haven, there are large stone fireplaces and plenty of wall space to display an extensive art collection, as well as French doors and windows, transoms, and skylights in nearly every room.
No two rooms are alike. Along with a grand foyer and an airy fireside living room, there’s a formal dining room with vaulted ceilings and a lovely gourmet kitchen with custom blue marble countertops. A connected dining area is surrounded by windows overlooking the backyard. Elsewhere are a maritime-inspired study and a wood-paneled den with a floor-to-ceiling stone fireplace. The elegant bedrooms are spread among the two floors. The sumptuous primary suite is upstairs and includes a fireplace, sitting area, and balcony access through French doors.
Outside, there is an in-ground pool surrounded by a spacious pool deck and lawn, as well as a nearby pool house that contains a gym, sauna, and massage room. The pastoral grounds also feature a tennis court, a picturesque man-made pond, an authentic Amish barn, and a newly constructed four-bedroom guest house with its own kitchen and living spaces.
The estate is part of the Boldwater Association, which allows residents access to a private boat landing, tennis courts, and a private beach along the Atlantic Ocean. And it’s just a short drive to charming Edgartown, one of Martha’s Vineyard’s most popular seaside towns, for oceanside restaurants, shopping, and more.
The home is co-listed by Michael Carucci, EVP of Gibson Sotheby’s International Realty, and Wallace & Co.
