A Two-Acre Estate in L.A.’s Storied Beverly Park Enclave Can Be Yours for $48.5 Million

Few residential enclaves in Los Angeles, across the country, or around the world are as well-known (or frequently written about) as Beverly Park. Tucked high into the mansion-packed mountains that rise above Beverly Hills, with famed Mulholland Drive as its northern border, the 250-acre enclave is a sedate world unto itself. (Beverly Park is divided into two sections, each with its own gated guard house and 24-hour patrol service.)
In the larger section, with 60-some homes and known as North Beverly Park, wide streets are bordered by rarely used sidewalks, and more often than not, a manicured park is a ghost town because every home in Beverly Park is set amid its own immaculate, park-like grounds.

There are currently just three homes for sale on the open market in Beverly Park, all of them in North Beverly Park. Newly listed by Sally Forster Jones at Compass with a $48.5 million asking price—about five times what L.A. businessman Larry Cohen and his wife Paulette paid for the place in 1997—is a two-acre spread on a cul-de-sac made famous back in 2010 when two of its former residents became OG cast members of Bravo’s The Real Housewives of Beverly Hills. (Lisa Vanderpump and Adrienne Maloof have left both the still-running hit series and Beverly Park, moving to mansions in other parts of Beverly Hills.)
The other two Beverly Park homes available on the MLS are a newly listed spread priced at $47.5 million and Rod Stewart’s longtime residence, which the rock-and-roll mandarin hoisted on the market last year at $80 million.
Behind gates and fronted by a Philadelphia cobblestone motor court, French Baroque classicism meets a glitzy brand of West Coast glamour with the Cohens’ modern-day palace that contains nine bedrooms and 10 bathrooms, plus a trio of powder rooms, within more than 16,000 square feet of living space. There are antique chandeliers and seven fireplaces throughout the property.
A portico leads to etched glass front doors that open to a vast foyer where light from the massive crystal chandelier is reflected off both the gleaming white marble floor and the gold-leaf double-height ceiling. Off the foyer are numerous rooms for relaxing and entertaining, including several sitting rooms and a formal dining room gussied up by another gold-leafed ceiling.
The kitchen exudes rustic charm and features a copper farm sink, a recipe desk, and six ovens, while a nearby morning room for casual meals opens to the gardens. Elsewhere are a billiards/card room, a sumptuous home theater, a wine cellar, and a gym. Secondary bedrooms are all ample and ensuite, while the primary suite is complete with an attached study, dual closets, and a decadent pair of bathrooms, one with a sauna and a steam shower.
The fully landscaped estate’s swimming pool is surrounded by a carpet of emerald grass. In addition to a couple of open-air poolside pavilions for sunbathing and lounging, the grounds include a guest house, an outdoor kitchen and dining pavilion, and a viewing pavilion for the lighted tennis court.
Beverly Park has always attracted a who’s who of L.A.’s elite, from billionaire businessmen like Bruce Makowsky and Russell Weiner to professional athletes, Barry Bonds and Magic Johnson among them, to a smattering of Saudi royals and handfuls of Hollywood heavy hitters such as Denzel Washington, Paul Reiser, Mike Medavoy, and Mark Wahlberg. Among the newer residents are Sofia Vergara and Joe Manganiello, though they have split up since they shelled out $26 million for their home, and English pop chanteuse Adele, who in 2022 paid Sylvester Stallone $58 million for his longtime home that she’s since just about razed entirely in an extensive renovation and rebuild.
