A characterful storybook Tudor meets French provincial-style estate cleaved to a steep bluff overlooking the Pacific Ocean and Laguna Beach’s dramatic coastline is on the market for $25 million. The property is available with Arlen Raubach of Compass.
The seller, shielded behind a Nevada-registered LLC, is seeking a substantial profit over the not quite $9.4 million that tax records indicate was paid for the property in 2018. The Mills Act, a contractual agreement that stipulates a reduction in property taxes in exchange for the property’s continued preservation, applies to the vintage 1933 home that’s located in the guard-gated Three Arch Bay enclave.

Wooden entry gates open to a terraced idyll linked by a brick stairway that meanders down to the front of the main house. There is about 5,300 square feet of living space between the four-story main house and the two-story carriage house. There’s also a detached two-car garage. The main house has four ensuite bedrooms plus a powder room for guests, while the carriage house contains two separate studio-style spaces, both with a private bath, a kitchenette, and sunset views over the ocean.
The property was expanded and updated in 1983 to maintain its charm and character while carefully adding modern conveniences and luxuries. No beach in California is private, at least not up the high tide line, but there is no public access to the beach through the Three Arch Bay community so, with few outsiders able to get to the beach, residents leave their flip flops and paddleboards on the sand while they (and their dogs!) frolic in the surf.
