Seven new warehouses coming near Integra Technologies site in Bel Aire

Michael Le had been eyeing Bel Aire for warehouse development even before Integra Technologies chose to locate in the city.

“I was going to build it regardless,” he said of what he’s calling his Bayside industrial development.

He said tax incentives in Bel Aire make doing business there attractive.

However, he said, the microchip manufacturing and testing plant’s decision to locate a 1-million-square-foot building at the southeast corner of Rock Road and K-254 gives him even more confidence to build close by — across from Wichita Hoops, which is near 53rd North and Webb Road.

“We’re going to build seven warehouses,” Le said.

He plans to start construction on the first one next month.

Each of the speculative buildings will be 175,000 square feet.

That’s more than 1.2 million square feet total.

“Each building will take about a year to do,” Le said.

He said vendors will want to be close to Integra. Le said he envisions the buildings being used for warehouse and manufacturing.

The buildings will have 30-foot ceilings and up to 40 dock doors.

Le said there will be plenty of parking, too. At the first building, there will be enough room for 20 to 30 semi trucks.

Bel Aire will give Le up to 10 years of property tax abatement on up to $150 million that he spends to build the seven buildings.

Whitney Vliet Ward and Bradley Tidemann of J.P. Weigand & Sons handled the deal.
