A waterfront home nestled in the mountains of Austin, Texas, is on sale for a cool $13 million, according to its listing on Realtor.com. Spanning over 13 acres, the 17,800-square-foot property—built in 2010—features 6 bedrooms and 8.5 bathrooms. It took four years to construct the estate, during which a third of the mountain was removed to enhance the overall view of the surrounding lake and greenery. The massive foyer is punctuated by a crystal chandelier, marble floors, and a regal winding staircase, while Renaissance-style art pieces, Chinese porcelain, and Biblical motifs scattered throughout the home lend to its quaint, vintage feel.

The property is reportedly owned by businesswoman Trinidad Mendenhall, known for founding a successful grocery chain with her late husband back in 1972. Additional features include a movie theater, a wine cellar, a hot tub, and an eight-car parking garage—not to mention a breathtaking indoor waterfall with a mosaic-tile backdrop.

According to its listing, the home could never be reproduced for the same amount it's being sold for—making it a steal. But celebrity real estate expert Erik Gunther thinks the price still might be too high to attract buyers. And the estate's dated look could also hinder its overall selling potential. "It's not exactly the style today's buyer is looking for—but maybe there's a buyer in search of a home filled with oversize columns and acres of marble," says Gunther.

But at the end of the day, it's all about location, location, location—which in this case, "is hard to beat, with views right over the water," Gunther asserts. "That's what will finally sell this place."
