The listing is held by The Alker Team of Sotheby’s International Realty—Montecito Brokerage.
The Hollister Ranch, a 14,500-acre working cattle ranch and low-density residential community that includes 8.5 miles of spectacular, unspoiled ocean frontage, is composed of broad grasslands, meandering valleys, and rounded hills that roll down to dramatic bluffs above the beach. Described on the Hollister Ranch Preserve’s website as “Where Wild California Still Exists,” many roads in the secluded coastal enclave remain unpaved, cell service can be spotty, and water is sourced from shared wells.

The Ranch, one of the largest cattle ranching operations in Santa Barbara County, has within its borders close to 140 residential parcels, each measuring about 100 acres. Development is limited to just two percent of any parcel for residences and outbuildings, while the remaining land is to remain unfenced and undisturbed as part of the community’s commitment to sustainable land stewardship.
One of the parcels is owned by Rich and Krista Coffin, the proprietors of a high-end construction company in Santa Barbara (and parents to world-class surfers Conner and Parker Coffin). The couple worked with Neumann Mendro Andulaitis Architects to create a site-inspired residential compound that is in tune with the rugged natural landscape and offers relaxed luxury and a low-key lifestyle that’s in keeping with the enclave’s ethos and lifestyle.
The result was a meandering main residence, a complementary guest bungalow, and a detached two-car garage, all capped with curved roofs that echo the surrounding hillsides. Designed to withstand high winds and wildfires, the various buildings that comprise the compound are constructed of board-form concrete with weathered copper roofs, exposed wood-beamed ceilings, and irregular flagstone flooring that continues out to the exterior patios.
The Coffins are now offering a one-third interest in their 102-acre parcel and exclusive ownership of the guesthouse and the detached two-car garage, which includes an additional studio/guest space. The 797-square-foot bungalow, enveloped in the branches of coastal oaks, offers a fireside great room with a towering wall of glass and an efficient, smartly composed open-plan kitchen. At the opposite end of the building is a spacious bedroom and, in between, a bespoke bathroom with an open shower area.
The nearby two-car garage has a high ceiling and is finished for possible future expansion. Tucked into its curved roofline on the second floor is a large studio/guest space and a wet room-style bathroom.
The curtilage includes native sandstone boulder walls and a simple landscape of native and adaptive plants that enhance and preserve the woodland habitat. It’s a 1.5-mile distance to the beach at Canada de Alegeria and just a few more miles to some of what many consider some of the best (if not easy to access) waves in California.
Some of the other folks who own homes (or shares in homes and parcels) within The Ranch include Patagonia founder Yvon Chouinard, musician Jackson Browne, and filmmaker James Cameron, the latter of whom hoisted his ocean view spread on the market earlier this year for a titanic $33 million.
