No room for a man cave or she shed at your house? This Wichita business has a solution

Have you always wanted a man cave or she shed but don’t have room at your house?

Brothers Paul and Brian Suellentrop have a solution.

They’re building their second Sandlot Garage Condos complex, this time near 119th and 21st streets. The new condos are called the Sandlot Garage Condos at Aberdeen to tie into the nearby neighborhood.

The first Sandlot is near 33rd Street North and Ridge Road.

“We did enjoy doing the first one so much, we’re doing it again,” Paul Suellentrop said.

“It’s storage you own instead of storage you rent.”

The brothers happen to have their own man cave there, although it’s more of a family cave for events, scout meetings and things related to kids sports. They use it for community events, too.

One condo that someone else owns has a pickleball court in it.

“Some people use them for business purposes,” Paul Suellentrop said.

There aren’t retail outlets, but there are other business uses.

Some use the spaces for storage.

“They outgrow their garages,” Suellentrop said.

That could be for lawn equipment and mowers for part-time jobs.

“I liken it to Wichita’s such a bootstrap kind of place — do-it-yourselfers,” Suellentrop said.

Also, he said, there are a lot of extra toys, such as 4-wheelers, jet skis, RVs, boats and golf carts, which is fitting with the condo community tagline: “Where the big kids go to play.”

Suellentrop said Wichita’s cost of living is so low, a lot of people can afford those extras but need somewhere to put them all.

At the new condos, prices start at $149,000.

There are various sizes, front and back doors and windows, too.

Four of the 30 already are reserved.

Suellentrop said he hopes they’ll be ready by the end of the year.

Don Piros of Landmark Commercial Real Estate handled the deal for the new west-side space, and Legacy Bank is doing the financing.

Unlike the original Sandlot, Suellentrop said about half of the new condos will have patios.

So what if the condo owners at the other Sandlot want patios, too?

“They can always move.”
