How Much Would Mabel's Apartment Sell for on 'OMITB'?

Mabel Mora's home renovation work is complete at the Arconia. After two seasons of Selena Gomez's character updating her aunt's apartment in the luxury New York City residence, the fruits of her labor were finally revealed in the Season 3 premiere of Only Murders in the Building—as was the news that her aunt has sold the gorgeous space.

Between the renovations and location, not to mention the murders that have happened in the building, just how much would Mabel's apartment have gone for? Parade spoke with The Agency's seasoned real-estate broker Shane Boyle, who lives on the Upper West Side and specializes in the area, to find out. But, first, some backstory on the location.

Is the Arconia from Only Murders in the Building real?

The Arconia is a real luxury condominium in New York City, but it's actually called The Belnord.

Where is the Arconia building located in New York?

OMITB fans can walk by the pre-war building, which is located on New York's Upper West Side between Broadway and Amsterdam Avenue. The exact address is 225 W. 86th St., New York, NY, 10024.

How much would Mabel's apartment sell for?

Although the Arconia is a fictional residence, New York's Belnord on the Upper West Side is the setting for the Emmy-nominated Hulu series. "When you have something like The Belnord and the history that that building has, people love that," Boyle tells Parade. "And they love the courtyard and the entrance that goes in there, and the doorman and all the staff ... everybody is really well taken care of and [they] take care of their owners. It all plays into the value and the cachet of the building."

So, just what would Mabel's apartment sell for, assuming the renovated unit on the 12th floor of the Arconia was a two-bedroom apartment? Boyle would put it in or around the $4.2 million to $4.3 million range. That's a lot of money!

You might be wondering how Bunny Folger's Season 1 death in the apartment could affect the sale. But here's why it probably wouldn't matter: New York is a non-disclosure state, so Mabel's aunt wouldn't have to reveal that the board president had died there. Boyle, who is all for transparency, notes that a death "can affect some people's mentality on buying," but points out that in New York, "when you're dealing with 100-year-old buildings, more than likely, this has happened before" and you just wouldn't know about it.

In the end, "it depends on the buyer and their personal preference," he says. "Some people do care and some people don't."

It's unclear whether the buyers of Mabel's place were privy to that detail, but perhaps if they were they would have been able to overlook it given all the work that Mabel put into the chic apartment. "Most buyers today [don't] want to renovate," Boyle says.

"They literally just want a nice, pristine, cleaned-up, ready-to-move-into apartment, instead of going through the renovation process here because it's really tough to renovate in New York," the real estate agent explains. "Typically, it does add a lot of value when you're renovating apartments."

And there you have it. Another Arconia mystery solved! Now we just have to wait for Mabel, Oliver and Charles to get to the bottom of who killed Ben Glenroy.
