Just to the east of the Pointe West neighborhood in Bradenton, Capetown Village is a beautiful enclave of 42 homes nestled among lush Florida greenery. Both entrances from Pointe West Boulevard have canopied roadways leading into the neighborhood. There are plenty of palm trees and all kinds of bushes and shrubbery, creating a special, charming ambiance.

“It’s fairytale-like,” said Divina Maruca, owner/broker of Maruca Realty. “All the oak trees – they’re everywhere, even in the middle of the roads and you drive around them.” She added, “It’s so quiet and peaceful.”

Capetown Village was developed in 1996 as a land condominium community. Residents have deeded ownership of their lots, but the HOA takes care of all the maintenance. Monthly fees of $285 cover lawn care, tree trimming, irrigation, basic cable and internet, and upkeep of the community pool and the private roads. Homeowners pay for utilities separately.

The architectural design of Capetown Village is New England style throughout. Some of the one- and two-story, single-family residences feature front porches and octagonal towers, evoking Cape Cod lighthouses. Most have light gray exterior siding with white trimming. “All have different looks and floor plans,” said Maruca.

There are American flags on display in just about every front yard. “It’s one of the friendliest communities I’ve been involved with,” said Maruca. “The home I’m listing belongs to a friend of mine, and I’ve been to more barbecues and neighborhood get-togethers than I can count.”

The attached tower has 20-foot coffered ceilings and six large windows that let in the sunlight, creating a bright, airy atmosphere. The previous occupant made it her art studio. The current owner uses it as her dining room, with a beautiful shell chandelier hanging from the ceiling.

“It’s a gorgeous place with all the things you’d want for a long-term home,” said Maruca. “Some of the furniture can be purchased as well, like the dining room table which works so well in the space.”
