Live Along Nicaragua’s Emerald Coast at Mukul Resort’s New Branded Residences

Nicaragua’s popular Mukul Resort became the first luxury beach resort in the country when it opened in 2013.

The independently owned Mukul Resort is part of Guacalito de la Isla, a 1,675-acre, low-density private beach community along the country’s picturesque Emerald Coast, which was developed by Nicaraguan entrepreneur and philanthropist Don Carlos Pellas, founder of Pellas Development Group. Though it closed in 2018 due to the country’s geopolitical situation, it is now reopening with reimagined rooms and suites, an all-new membership club, branded residences, and custom homesites.

The intimate resort has just 12 villa accommodations, each with varying layouts, a private pool, locally inspired interiors, and decorative objects from Nicaraguan artists. Among the tree suites, beach villas, and private residences are Suite Doña Vivian, a two-story villa located near a waterfall, and a 20,000-square-foot beach home owned by the Pellas family.

The furniture, paintings, and decor of the villas, as well as the common spaces, have been fully renovated since the resort was last opened. The design provides a strong sense of place with carved native teak tables, seashell chandeliers, sugarcane twig headboards, and rum barrel staves—an homage to Nicaragua’s most popular spirit and the owner’s family’s rum brand, Flor de Caña.

There is also the award-winning Spa Mukul, the Mukul Palapa Lounge, swimming pools, the Kul Kids Club, and an 18-hole David McLay Kidd-designed golf course. Guests and residents also have access to Guacalito de Isla’s shared amenities, including Tres Ceibas Beach Club.

Though Mukul Resort closed in 2018, the Guacalito de Isla community remained open for homeowners and drew in buyers seeking a secluded destination during the pandemic. There are 125 independently owned homes within the community that are not affiliated with Mukul.

Starting next year, Mukul will add to the community’s mix with all-new Mukul-branded residences as well as launch the highly anticipated Legacy Estates, a collection of homesites available for purchase to build single-family residences. Mukul’s branded residences will be available for fractional ownership. Fractional shares of Mukul’s villas start at $385,000 and allow up to four owners to share a luxury residence and rent it out when not in use.

Homebuyers seeking a sustainable resort destination that is also rich in culture and natural wonders will be captivated by this under-the-radar destination. Rivas, Nicaragua, where the resort is based, is known as the land of lakes and volcanoes and is revered for its striking natural features, like thriving rainforests, bays, beaches, cliffs, charming fishing villages, and diverse wildlife. Because of the resort’s intimate nature, it feels much like a private country club.

Launching in five phases, there will be a total of 20 branded homes, each spanning 2,500 square feet with private pools and terraces, ocean and golf course views, and stunning Nicaraguan-inspired interiors. Through this ownership model, owners will have 90 days of guaranteed use per year. These villas are just five minutes from Tres Ceibas Beach Club and Mukul Resort’s other amenities.

Legacy Estates, also launching next year, is a collection of homesites perched above Playa Manzanillo. The homesites have 360-degree views that stretch to Costa Rica and include ocean and rainforest vistas. The Legacy Estates are currently offered as blank homesites, perfect for envisioning your own dream villa, but future plans may include a turnkey option.

Other resort amenities include tennis courts, a yoga pavilion with dramatic views of Manzanillo Bay, eight miles of interconnected walking trails, and fishing. Guests can also indulge in fine dining at La Mesa restaurant, poolside dining with a Nicaraguan-inspired menu at La Terraza Lounge, exclusive Flor de Caña rum experiences, and surfing with Tropicsurf.

Mukul will also launch a new member-only club with limited memberships. Members will receive priority access to rooms, and a one-time membership purchase fee of $55,000 grants members 40 room nights per year. Membership also provides access to exclusive experiences at affiliated properties, including Santa Maria Golf and Country Club in Panama and Costa Elena in Costa Rica.
