Home of the Week: A 9-Bedroom Manhattan Residence in One of New York’s Most Sought-After Buildings

It’s impossible to miss The Apthorp, a grand, Italian Renaissance Revival-style building on New York‘s Upper West Side that takes up an entire city block between 78th and 79th streets and Broadway and West End Avenue. The fabled Manhattan building was designed by the illustrious architecture firm Clinton and Russell and constructed in 1908 by William Waldorf Astor as a residential hotel. Designated as a New York City landmark and a National Historic Landmark, the building was converted to luxury condos in 2008.

With its gilded, two-story, wrought-iron gates, park-like courtyard, and decorated limestone facade, The Apthorp has been one of the city’s most prestigious addresses for more than a century, attracting high-profile tenants who have included Al Pacino, Cyndi Lauper, Conan O’Brien, Amanda Seyfried, Rosie O’Donnell, and Robert De Niro.

The grandeur of the condo is evident in the foyer, with its inlaid marble floor and intricate plasterwork.

Each apartment has an entirely unique interior design, layout, and amenities. None, however, rivals a newly listed combination unit that recently hit the market for $26 million. Located on the second floor with exposures in all directions, apartment 2ABC is the largest private residence ever offered at The Apthorp. A combination of three units, the 8,557-square-foot condo has plenty of room for a large family or just lots of guests; there are a whopping nine bedrooms, eight bathrooms, and two powder rooms. The apartment has been updated over the years, but the building’s distinct pre-war elegance shines through with stately columns, marble fireplaces, and ceilings that soar to 11 feet high with beautifully restored or re-created crown molding.

Larger than most single-family homes, the mansion-sized apartment features several gathering places to entertain family and friends. Herringbone-pattern oak floorboards add elegance, and large windows flood each room with natural light.

Beyond the grand foyer, complete with a marble mosaic floor and intricate moldings, the apartment opens up to a trio of reception rooms. The larger two rooms each have a fireplace, while the other facilitates easy-breezy entertaining thanks to a beverage bar. Elsewhere are a formal dining room, a family room, a small office, and the eat-in kitchen and service areas.

There are eye-level views of the trees within the courtyard from much of the apartment, including the living room, kitchen, dining room, and office, while the bedrooms and the family room face the street.

The large windows in the spacious eat-in kitchen look into the building’s iconic courtyard.

Large enough for a breakfast table in the center of the room, you’d be hard-pressed to find a more spacious or better-equipped kitchen anywhere in Manhattan. The kitchen’s floor-to-ceiling cabinetry and marble counters are complemented by a cozy breakfast nook and a pantry area with one of several discreet entrances for staff.

Despite the apartment’s many rooms, each space flows easily through to the others, and hidden pocket doors can be closed when privacy is wanted. The bedrooms, many of which have and colorful ethereal wall treatments, each have ample closet space and en suite bathrooms (but for one). The primary bedroom also features a large walk-in closet.

“Residence 2ABC provides an unparalleled opportunity to live on the grandest scale at New York’s most storied and opulent pre-war condominium,” says listing agent Michael Graves of Douglas Elliman. “This gorgeous residence combines historic grandeur with the best of modern living.”

The apartment is updated with radiant floor heating and an integrated sound system. And, adding to the comfort and convenience of residents, The Apthorp has a new, 6,500-square-foot amenity space that offers a spa, gym, yoga studio, kid’s playroom, bar, and media room.
