Home of the Week: This $27.4 Million Tyrolean Chalet in Austria Dates Back to the 17th Century

A ski home is the ultimate vacation retreat that serves as a sumptuous spot to relax after a long day on the slopes as well as encourages outdoor activities, family gatherings, and cozy holidays spent among loved ones. Most ski destinations are year-round, however, and for the active set, that means skiing in the winter and hiking and mountain trekking in the summer.

Ski destinations in Europe—from France to Switzerland and Italy to Austria—are sought-after for their centuries-old history, charming medieval ski villages, impressive mountains, gourmet regional cuisine, and high-end amenities. Among these, Kitzbühel in Austria is one of Europe’s premier ski destinations.

Kitzbühel, one of Austria’s most picturesque and famous ski towns, has medieval roots as a historic mining town. In the ski world, it’s known for the historic Hahnenkamm downhill skiing race, and the area attracts celebrities (notably Arnold Schwarzenegger), athletes, and ski enthusiasts from around the world for its old-world charm, five-star restaurants, exquisite local food, and designer shops. You’ll find designer boutiques from the likes of Louis Vuitton, Rolex, and Moncler housed in traditional Tyrolean-style buildings, as well as swanky après-ski hotspots and swish hotels.

One trip to Kitzbühel, and you’ll be hooked. Luckily, if you’re in the market for an authentic Austrian chalet, The Obertalhof is on the market for $27.4 million (or €25 million). Located in the Tyrol region—the alpine meeting point of Austria, Switzerland, and Italy—the home was once a 17th-century farmhouse in the nearby ski town of Saalbach-Hinterglemm; it was dismantled beam by beam and rebuilt in Kitzbühel in traditional Tyrolean style with the latest construction methods.

The home is located in what some consider the best address in the Kitzbühel region, at the foot of the local mountain, the Schutzkogel. The four-level home spans a commodious 8,570 square feet with unobstructed alpine views in every direction. The home’s multiyear reconstruction was completed in 1995 and has since been updated and modernized over the years with five-star amenities and the latest in technology while retaining its traditional rustic style. Architecture and design details include antique floor coverings, marble embellishments, clay floors, box ceilings, and ancient heraldic bricks.

Perfect for hosting large families and friends who crave open-plan gathering spaces in front of a roaring fire, there are nine bedrooms and 13 bathrooms, along with generous living spaces that sport double-height ceilings, several fireplaces, multiple dining areas, and a rustic kitchen. Some rooms are crafted from 100-plus-year-old pine, and each room is designed in an elevated alpine style with a private balcony or terrace that faces the Tyrolean mountains. On the lower level, ideal for recovery after a day on the slopes, there’s a dedicated wellness area with a hot tub, sauna, steam room, and gym (should you need a day off from skiing).

“We are seeing increasing numbers of clients relocating their primary residence to Kitzbühel, looking to reside outside of major urban centers and to enjoy the town’s exclusive atmosphere and tranquility,” says Florian Hofer, managing director of Engel & Völkers Kitzbühel. “In addition to the unique natural landscape, Tyrol is characterized by excellent modern infrastructure and an attractive range of leisure and work opportunities. Especially for enthusiastic skiers, the proximity to the ski lifts in Kitzbühel is, of course, one of the most interesting aspects. The 9,840-foot-high mountains, countless miles of ski slopes, and glacier ski areas even allow skiing beginning in autumn, thanks to the great heights of the mountains and the snow-making facilities that have been developed over decades. Besides the location, luxury amenities are often what buyers place the most stock in when choosing a property in Kitzbühel. Wine cellars, spas, gyms, home cinemas, or smart technologies are a must for many.”

The Obertalhof also has a heated driveway entrance made of cobblestone that leads to a three-car garage and plenty of parking for additional guests or staff. The picturesque home is surrounded by verdant rolling hills in the summer and, in the winter, by snow-blanketed hillsides and, in the distance, dramatic peaks.

There’s more than just skiing and hiking here. The area is also known for its four championship golf courses, the members-only Kitzbühel Country Club, paragliding, fishing, and many lakes ripe for swimming. Kitzbühel is part of the American Ikon Pass for the 2023–2024 season—a must for avid skiers who plan on enjoying multiple ski trips in a single winter. Kitzbühel has solid intermediate ski runs, but like most mountains, you can find something suitable for just about every level.
