First Look: Inside the A.M. Stern-Designed South Flagler House in West Palm Beach

Palm Beach is sometimes referred to as the “Wall Street of the South” for the influx of businesses that have relocated here since the pandemic. The seaside financial hub has lured banks and financial institutions to its sunny shores—and along with it, the executives who work there.
It comes as no surprise, then, that developers are answering this surge of wealthy individuals and their families with new, high-end real estate offerings in both Palm Beach and West Palm Beach. The latest soon-to-be addition to the growing West Palm Beach waterfront is South Flagler House, which will offer 108 luxury residences within a pair of 28-story towers. The project, which will break ground in 2024, is developed by Related Companies, a global real estate and lifestyle development firm. South Flagler House will offer its residents easy access to the water, manicured outdoor gardens, and permanent, unobstructed views of both the Intracoastal Waterway and the Atlantic Ocean.

“There are a number of developers that preceded us that demonstrated how desirable this West Palm Beach waterfront has become,” Bryan Cho, executive vice president at Related Companies, tells Robb Report. “There is a shortage of housing for luxury consumers on Palm Beach Island. What excites me about this project is, in many ways, South Flagler House was conceived to be the best of its category and the capstone of this district.”
Related tapped world-renowned Robert A.M. Stern Architects to design two elegant residential towers that bring a heightened sense of sophistication to the district. This is the firm’s first luxury residential high-rise in Florida, and the goal was to create a product that meets the needs of luxury buyers seeking ultra-luxe living and the best Palm Beach has to offer. The firm worked alongside luxury interior design firm Pembrooke and Ives, who designed the interiors with high-end materials, quality finishes, and Palm Beach’s signature pastel color palette.
Homes range from two to five bedrooms and will have formal entryways, open-plan great rooms, gourmet kitchens, large walk-in closets, high ceilings, spacious bedrooms and bathrooms, and floor-to-ceiling windows that bring the outdoors in. Larger units will have offices, family/media rooms, and spacious terraces.
“The homes were designed with the Palm Beach goer’s sensibility in mind,” he says. “The room dimensions and modules are very gracious, and we’ve arranged them so they can be connected if a buyer wants multiple units or a full floor, for example.”
The shared hotel-like amenities include indoor and outdoor lounges, a swimming pool, a wine cellar, a dining room, a media room, and event spaces. Health and wellness options include fitness and Pilates studios, a golf simulator, a pickleball court, and a spa area with cold plunges, steam rooms, and saunas. And, with families in mind, there is a children’s recreation area with an indoor playroom, an outdoor sprinkler garden, and a teen lounge with a kitchenette.
“The wonderful thing about Palm Beach is that you can have a very high quality of life that feels both urban and connected to nature,” he says. “Quite frankly, I don’t know that there’s another place in the country like it. When you step out of South Flagler House, you are surrounded by parks and green space, as well as Flagler Drive Esplanade, which is lined with tall palm trees. It’s as high-quality a way of life as you can imagine.”
The building has a beautiful, light-filled lobby with a 24-hour doorman and concierge. Suzanne Frisbie, of Frisbie Palm Beach, and Corcoran Sunshine Marketing Group will lead sales for South Flagler House, expected to launch in early November. Residences are priced from $5.9 million up to $72.5 million for penthouses.
