First Look: Inside the Banyan Tree Residences in the Philippines’ Manila Bay
Singapore-based hospitality brand Banyan Tree debuted in 1994 when it opened its first hotel in Thailand. Since then, it’s become one of Asia’s most popular luxury hotel brands, with over 70 resorts and hotels throughout Asia and Southeast Asia, the Middle East, Africa, and Mexico.
Banyan Tree’s first-ever outpost in the Philippines will open in 2026 with Banyan Tree Residences Manila Bay. Located in Metro Manila, the largest metropolitan area in the Philippines, Banyan Tree Residences brings the five-star experience of its luxury resorts to homeowners seeking a more permanent vacation. There will be 188 residences set within three glass-enclosed towers overlooking Manila Bay. The towers will be home to brand-new shopping, dining, and entertainment.

The luxe, turnkey units are urban retreats that pair modern living with Philippine design traditions. Weaving, for instance, will play a key role in both the architecture and interior design of the spaces, with nods to this prominent tradition through art, textiles, and architectural elements throughout the property.
Unit renderings feature large marble islands, open-plan living and dining spaces, and wide terraces overlooking the ocean. The development will also reflect the diverse and lush natural landscape of the country, with multi-tiered terraces covered in greenery, many outdoor gardens, interactive water features, and indoor-outdoor living spaces.
Residents will have access to a 24-hour concierge, restaurants, a rooftop garden, infinity pools, a fitness center, and the Philippines’ first-ever Banyan Tree Spa and Gallery—a hallmark of the Banyan Tree brand. There’s also a kids’ club, ballroom, and boardroom. Owners will also have unique access to the Banyan Tree Sanctuary Club, a membership program that allows members to receive exclusive benefits, discounts, and priority access to the brand’s global network of resorts, spas, golf courses, and villa properties in Italy and France.
This won’t be the last of Banyan Tree in the Philippines, either. Not only will this development have a 238-room hotel, but the brand has further development plans in the country that include two golf courses, two island developments, and several resorts planned to launch between now and 2030.
Banyan Tree’s latest residential endeavor doesn’t only signal growth within the Philippine real estate market but also within the greater red-hot market of Southeast Asia.
“Against the backdrop of the Philippines’ flourishing economy, Manila’s real estate market has demonstrated a consistent uptrend in property values,” says listing agent Andy Regalado of Nest Seekers International. “This trend has piqued the interest of foreign investors, who view Manila as a secure and promising investment destination. Such positive market dynamics not only reflect the city’s economic strength but also emphasize its potential for sustained growth and financial success.”
