It’s official: Chip and Joanna Gaines are taking over Waco, Texas.

We already had suspicions that the former Fixer Upper stars-and future network leaders-ruled the southern city, but now we have proof that they’re the unofficial king and queen: Chip and Joanna’s Magnolia Market at the Silos is planning a $10.4 million expansion to be completed by the end of the year, according to the Waco Tribune-Herald.

Yes, you read that right: $10.4 MILLION! They have a laundry list of renovations they have in mind, and one includes literally moving a church to the hotspot that draws an estimated 30,000 visitors per week. Let us just quickly break down their “master plan” for you, so you can get an idea of what they have in mind:

  • A whiffle ball field with tiered seating

  • A historic church to be used as a “place to sit and possibly hold seminars”

  • A coffee shop (but we knew that already)

  • A Magnolia Homes furniture showroom

  • A “retail village” to include stores, bathrooms, and an information center

  • A splash pad for children (we’re confident Crew will love that)

  • Brick walkways

  • Shaded landscaping

  • Additional lighting

  • Gardens

  • And more shops!

We’re exhausted just thinking about it. We honestly don’t know how Chip and Jo make it through the day with their endless list of businesses and their five kids on top of it all. They’re at least hoping to gain some financial help from the City of Waco, as the couple has reportedly put in a request for $1.1 million in funds for the project.

Anyone else ready to take that trip to Texas? Or, you could always move there. We do know of a famous house for sale...
