Large-scale renovations aren't for the faint of heart (nor are they easy on the bank account). When you need to (or want to) make home improvements, sometimes focusing solely on the issue at hand can go a long way. In a time when prices are skyrocketing, materials are still experiencing delays, and contractor availability can be limited, homeowners are increasingly willing to take on a "bite-size" remodel for their necessary repairs or desired upgrades.

  • Enclosing an existing porch or patio space

  • Updating mirrors, light fixtures, and plumbing fixtures in the bathrooms

  • Overhaul your color scheme (and apply it throughout your home)

  • Installing a new front door

  • Replacing windows to enhance natural light

  • Adding (or removing!) french doors inside your home that divide rooms

  • Upgrading your fireplace mantle

  • Replacing an old range hood

  • Investing in a closet organization system

  • Updating a countertop and installing a backsplash

  • Adding architectural details, like a chair rail, built-in bookshelves, or crown molding to elevate a space

Getting the Most Value From Your Bite-Size Remodel

Trending upgrades are always worthwhile when you're making a space your own, but if you're looking to appeal to potential buyers, consider how to stretch your dollar for the most return on investment. “The hardest working areas of your bathroom are those that get wet, like the tub, shower, sink, fixtures, and countertop. Bathroom renovations can be the most transformative, but bite-size upgrades done well can deliver the same impact,” shares Lamb.

Enhancing outdoor spaces is also a great way to upgrade your home while adding property value. Lamb agrees, adding “Enclosing an existing porch or patio is another trend in bite-sized remodeling. This is creative way to add year-round usable space to your existing footprint.”

If you have a dated kitchen, consider how a modern countertop material could transform the space. Furthermore, if you have the space for a kitchen island but aren't ready for a full kitchen remodel, invest in a freestanding unit and have the countertop company install a matching counter to help it feel cohesive. It doesn't necessarily need to become your dream kitchen if you're operating on a budget, but hardware and finishes can help it feel modern in lieu of a major renovation (especially to a new buyer).
