A Bespoke London Townhouse Designed by Edoardo Mapelli Mozzi Just Listed for $53.2 Million

Edoardo Mapelli Mozzi, founder of Banda and husband to Princess Beatrice, has just unveiled the design and development studio’s latest project, a sumptuous and understated London townhouse with a private subterranean swimming pool and custom furnishings.

On the market with both Knight Frank and Savills for a spine-tingling £42 million (or about $53.2 million), the swanky Belgravia residence is nestled within Chelsea Barracks, a former British Army barracks that’s been converted into an award-winning residential development. Spanning about 10,000 square feet, the five-bedroom spread is being offered fully furnished. Just bring a toothbrush and wardrobe and move right in.

“From the craftspeople involved in the wider planning to the attention to detail within the build and sense of light and access to nature, Banda’s townhouse is a testament to the strength of the artisanal ecosystem and the power of bringing pieces together within a home,” says Mapelli Mozzi in a press statement.

Internally, you’ll find custom metalwork from Toord Boontje that harks back to the development’s military origins. Plus, there’s a plethora of thoughtful, craft-focused decor including whimsical wallpaper from Tess Newall, artwork from the UK’s Anton Byrne Carter, a hand-knotted wool rug made in India, and a bronze arched mirror by British studio Novocastrian that was handmade in the North of England. In the living room, Banda teamed up with Pierre Augustin Rose on a bespoke double-sided curved sofa. Elsewhere, the firm also collabed with Studio 27 on bespoke pieces for the kitchen and study.

“The therapeutic undertones behind the crafted furniture in the townhouse, together with the use of natural materials, bring about a huge sense of wellbeing,” adds Mapelli Mozzi. “We often hear from our craftspeople how important their skills are to their mental health—it’s this sense of being ‘grounded’ and ‘calm’ that’s prevalent throughout the home, particularly in the spa space on the basement level.”

Downstairs, the subterranean level acts as a private sanctuary, complete with vintage Willy Guhl sculptures. Along with a 36-foot-long pool and several plush daybeds for poolside lounging, there’s a shower space, a dedicated gym, and a meditation area. Meanwhile, the top-floor primary suite measures in at nearly 1,200 square feet and is decked out with a freestanding pebble tub and a fitted dressing room. There’s also access to a roof terrace overlooking the city of London.

“Our townhouse at Mulberry Square is home to a ‘collection of a lifetime’ in both a sophisticated and surprising way,” says Mapelli Mozzi. “It honors the ‘perfectly imperfect’ wabi-sabi theory behind human rather than machine-made craft. There’s a feeling of the unexpected—an energy around the blend of the traditional and the contemporary with an emphasis on the ‘hand-made’ which gives us a window into each and every person involved in the journey of this design.”
