An Award-Winning Architect Designed This $12 Million Home in the Hamptons for Herself
One of AIA Award-winning architect Lynne Breslin’s most courageous and challenging projects was designing a home for herself in the Hamptons.
The architect, who heads up the New York City-based firm Lynne Breslin Architects, is known for her boundary-pushing homes in the Hamptons, New York City, New Jersey, and San Francisco, each built with what she calls “enthusiastic creativity.” Having worked for a Pritzker Prize-winning architect in Japan after grad school, she incorporates much of what she learned then into her work now. And so, when it came time to design her own home in East Hampton, New York, she eschewed the traditional shingle-style Hamptons vibe for an unexpected modern structure with strong Japanese influences.

Listed for $12 million, Breslin’s 4,000-square-foot home is spread across three levels and has six bedrooms and seven bathrooms. Its striking facade is fashioned of steel, glass, and shou sugi ban siding, an ancient Japanese technique in which wood is charred to preserve and strengthen it while preventing insects. In this case, the siding is Alaskan cedar, which was then treated using the ancient process.
The architectural work of art uses high-quality materials that not only look aesthetically pleasing but also perform a function. For example, for added privacy, there is polarized smart glass in the foyer and the bathrooms’ windows that goes from clear to opaque with the touch of a button.
“She wanted to create a very calm, serene, and modern home,” says listing agent Cindy Shea of Sotheby’s International Realty, Bridgehampton Brokerage. “The entire property has a feeling of tranquility and grace.”
The minimalist aesthetic is characterized by high ceilings, white walls, and light maple wood floors. Each room feels like it’s floating, no matter which floor you’re on. The foyer has Venetian polished plaster and connects to the open-plan great room. The great room is wrapped in floor-to-ceiling windows, filling the room with natural light during the day and offering views of the lush backyard and towering trees surrounding the property.
And for those who don’t care to have a huge television taking up space, another example of how Breslin has joined form and function is the great room’s fireplace. Crafted from French limestone, a high-tech media system displays TV and movies directly onto the limestone for a unique cinematic experience.
The main floor also houses the bright kitchen. Situated at the center of the home with unfading green slate floors, the kitchen features custom glass and maple cabinets, two large sinks, and an array of Miele, Thermador, and Sub-Zero appliances that include an induction cooktop and double ovens. There are also Vermont mountain marble countertops and a marble island with seating. Wide sliding glass doors open directly onto the back patio.
A floating, sculptural staircase, lined with Starfire low-iron extra-clear glass railings, connects each floor. The second level has three bedrooms, including the tranquil primary suite, which includes a private office, balcony, and spa-like bathroom. Meanwhile, the lower level has a family room and two additional bedrooms, one of which connects to a sunken garden, perhaps one of the most relaxing spots in the entire property.
“One of the most brilliant parts of the home is the sunken garden terrace,” she says. “When you go onto the terrace, you look up and see a fan of deciduous trees. It’s breathtaking, to be honest, and one of my favorite parts of the home.”
There’s also a one-car garage, a travertine driveway, solar panels on the roof, a Tesla charger, radiant floor heating, and remote control shades in each room. Outside is a 40-foot x 20-foot, solar-heated saltwater pool amid a blue stone patio, flowing gardens, and a manicured lawn. Breslin heavily invested in landscaping and tapped Michael Harmon of M.H. Organics to create a dazzling garden with winding walkways. The backyard blooms with several varieties of hydrangea, along with Russian sage, Rose of Sharon, elderberry bushes, crepe myrtle, weeping pine, and monkey puzzle trees. Cryptomeria trees line three sides of the property and will grow to about 60 feet. And, hidden among the foliage, there’s a secret outdoor shower.
The property is located south of the highway in the sought-after Estate Section of East Hampton Village, just a few minutes from Georgica Beach and Main Beach.
