This $30 Million Property in New York Comes With a Bevy of Wellness Amenities

It’s hard to believe this pastoral 48-acre, English countryside-inspired estate is just 50 miles from Manhattan.

Brook Hollow Farm, nestled within thickets of forests in the upscale town of Bedford, New York, was first built in 1928, yet features all the modern conveniences today’s buyers might need or want. Owned briefly in the late 1990s and early 2000s by music executive Tommy. Mottola, the home’s current owner and seller is New York-based real estate developer Richard Cohen, who purchased the home in 2017. It wasn’t long before Cohen embarked on extensive renovations of the main house and the guest cottages while adding several luxury features, like the standalone gym and brand-new kitchen. Cohen told Mansion Global he hired renowned design firm Champalimaud Design (responsible for high-end projects like a recent project in the Bahamas for Four Seasons) to oversee the down-to-the-studs renovations. Many elements of the original 1920s design were maintained, namely the staircase, arched doors, and fireplaces, and the firm transformed the home by pairing natural and organic materials with contemporary furnishings and art.

Highlights include a light-filled solarium with views over the backyard, a dining table, a stone fireplace, and a bespoke kitchen designed by UK-based kitchen designer Smallbone. A dramatic vaulted skylight above the marble eat-in island floods the kitchen with natural light during the day, while a butler’s pantry leads to the formal dining room. The home also has a wood-paneled family room, a bar, a large movie theater, and an imposing great room with vaulted, wood-beamed ceilings and a dramatic, floor-to-ceiling stone fireplace. Just outside are a wisteria-covered dining pavilion, a stone patio, and stone fountains.

Upstairs, via a winding staircase, is where most of the bedrooms are found, including the impressive primary suite. The sprawling retreat has a double-height bedroom, two marble-covered bathrooms, and a wraparound walk-in closet that is easily the size of the other bedrooms.

There are an additional six bedrooms in total in the guest accommodations. The three-bedroom guest house has a similar design to the main house, with a neutral color palette and large-format windows. The three one-bedroom apartments above the garage are perfect for grown children, grandchildren, or out-of-town guests to have their privacy. One of the property’s most incredible features is the standalone wellness complex. It has new, elegant millwork, a ballet bar, and a dedicated aromatherapy room with custom essential oil diffusers, light and color therapy, and soothing sounds. The resort-worthy gym has space to house dozens of pieces of equipment and overlooks the verdant property.

There’s also a brand-new tennis court shielded in landscaping, a children’s playground, a standalone arts-and-crafts studio, and a 72-foot-long outdoor swimming pool.

The fairytale-like grounds, which include winding trails and stone pathways, dense woodlands, open lawns, and manicured gardens, were partly designed by Miranda Brooks, who has also plied her talents for Vogue editor-in-chief Anna Wintour and fashion designer and socialite Lauren Santo Domingo, to name a few.
