This $28.5 Million Home Comes With a Coveted Key to One of Malibu’s Most Exclusive Beaches
A newly built mansion in one of Malibu’s most desirable neighborhoods recently hit the market for $28.5 million.
The ocean-facing property is spread across 2.25 acres with an 8,500-square-foot architect-designed ultra-contemporary home. The sleek residence, designed by Doug Burdge of Burdge Architects, was developed by Charles Kotliar of CLR Design Group and took nearly three years to complete.

“To get new construction in Malibu takes about seven years,” says listing agent Branden Williams of The Beverly Hills Estates. “The permit process could be four to five years, and then it takes three or four years to build. My client bought it when it was fully permitted, but then changed many of the plans around, so they had been working on this lot for over 10 years.”
The modern yet organic estate features clean lines and plenty of raw materials. It’s designed using board-form concrete for many of the exterior and interior walls, Roman plaster, several different types of wood, curated stone, and limestone flooring throughout. There are six bedrooms and eight bathrooms, plus a detached guest house.
You enter the property via a gated private drive lined with native plants. The architectural entrance is flanked by two reflection pools, a fire feature, and a floating walkway to get to the 8’ x 10’ front copper door. You’re immediately met with expansive ocean views the moment you walk inside. The main floor has an open-plan living room, a spacious chef’s kitchen, a dining room, and glass-enclosed wine storage, all of which connect to the backyard through sliding glass doors that disappear into the wall at the touch of a button.
“It’s got a beautiful west-facing view over the Pacific Ocean where you get crazy sunsets,” he says.
There’s a spacious primary suite with two fireplaces, a walk-in closet, a private sunny balcony with a fire pit, and a resort-like bathroom with a freestanding tub overlooking the water. The additional en suite bedrooms are just as impressive, with ample closet space, natural light, and balconies. The home also has an office, gym, movie theater, seven fire features, a motor court with parking for 20 cars, and a separate three-car garage.
Outside, there’s a 70-foot-long infinity pool, an expansive lawn, a fire pit, a covered outdoor kitchen, a dining area, a built-in barbecue, and bar seating. From the backyard, there’s much-coveted keyed access to a system of trails leading down to private Little Dume Beach, which has some of the best surfing in Malibu. Though it’s not technically private by law, Little Dume is one of several difficult-to-reach beaches in Malibu, with access limited almost exclusively to Point Dume properties with deeded access to the trail system.
“It’s rare to get such a big lot over two acres with views like this,” Williams says. “The area also offers a pretty spectacular lifestyle. Every celebrity, musician, or tech person lives in Point Dume, and they feel really protected in the community. You’re near Dume Village and have unique access to arguably the best surf break in Malibu.”
Williams is co-listing the property with his wife and business partner, Rayni Williams, along with Chris Cortazzo of Compass.
