SunHomes: Reinventing How Affordable, Off-Grid Land Is Developed

ST. GEORGE, UT / ACCESSWIRE / February 23, 2022 / The Earth is a big place, but is it really as big as we have always assumed it to be? As our population grows, the land available for development is shrinking, causing real estate prices to soar. While there are certainly other reasons behind the shift, the fact remains that the times we live in are different from several hundred years ago: we no longer have vast stretches of open land ready for anyone to claim. Added to this dilemma is the high cost of putting in the infrastructure to support communities. It all leads to this question: is there a way to bring down the costs of real estate, develop more of the land that is still available, and do it all while protecting the environment? SunHomes, co-founded by Alan Knudson and his father Joseph Knudson, believes that the answer lies in building subdivisions that are sustainable, net-zero, and off-grid.

The Problem of Land Development

SunHomes states, "As you would expect, factors such as location and development costs bring the price of a finished lot into the hundreds of thousands, if not millions, of dollars. On top of this, bringing raw land to market is a decades-long process, and that leads to wild swings of under and oversupply." The company says that this is one reason why buildable lots for sale are at an all-time low across the United States.

A cost-efficient solution to this, SunHomes believes, is buying raw land, which can range from roughly $20,000-$50,000 per acre (half-to-a-tenth of the cost). "The problem here is that bringing utilities to your lot or community is often very expensive and takes a long time, even decades, to be put in place."

Self-Sustaining, Net-Zero, Off-Grid Developments: The Solution

SunHomes believes that by building self-sustaining, off-grid developments, the cost of finished lots can be cut by 70-85% and the process of developing millions of acres of land that is currently undevelopable in the United States can be sped up by 3-4 times.

The company continues by saying that because traditional infrastructure has not changed since the advent of power lines and central plumbing, the time is right for this shift in community planning. In doing so, the costs of developing land is lowered because sprawling infrastructure will be antiquated. "We are developing and ushering in new, innovative ways to more easily manage the provision of heating, power, and water for homes in our country," SunHome says.

How SunHomes Is Working to Solve the Cost of Land Development

To address the issue, SunHomes first focuses on having an integrated design for the entire subdivision. "This massively brings down the cost of off-grid building," the company states. "Without power lines, transformers, or trenches, the cost is already reduced."

Instead, to make the price of land more reasonable, SunHomes uses geothermal systems that are part of the entire development, heating and cooling efficiently and providing backup power to the homes.

"The sewer, water, and power systems work together," the company continues. "The water system is a geothermal resource, and the heat off the battery and inverters is stored in the ground. Even the sewer system contributes heat during the winter. We have designed the system to operate with maximum efficiency, and this leads to affordable costs for land and for communities."

The key to the low cost of developing the land, SunHomes says, is that everything used on site, including power, water, sewer, heating, and cooling, is produced on-site and reused on-site.

The History of SunHomes

Alan and his father, Joseph, have a long history in real estate development. Joseph spent 10-15 years developing land costing millions of dollars and struggling to bring it to market. One day, the father-son team decided to build an off-grid house on land Joseph had had for years. From drilling the well to selling the home at a profit, the timeline was only 121 days. SunHomes was started on the day they handed the keys to the new homeowner.

Today, the company employs a team of experts who have experience in electrical, flooring, pool building, and framing. All employees are tradesmen who are trying to build better from the ground up.

The Future of Home Development in America

The availability of land is not infinite, of course, and it only makes sense that as it becomes more scarce, its value will go up. Self-sustaining, off-grid developments like those produced by SunHomes, then, may be the solution we need to bring land costs down for more people and to live on a planet that is getting smaller for everyone.

SunHomes is a startup whose vision of a world full of sustainable, net-zero, off-grid communities captured the attention and support of Atwood Innovation Plaza at Dixie State University.
