Restaurant, doughnut shop, bank among new business plans in Edison

EDISON – Plans for a restaurant on a site in the southern section of the township and plans to construct a two-story building to house a bank and doughnut shop in the northern section will be heard by the township Zoning Board of Adjustment next week.

Liyun Properties is seeking approval to convert a residential and commercial property at 1851-1855 Route 27 and 142 Prospect Ave. to a restaurant in the southern section of the township,

Liyun Properties bought the property for $1.7 million in October 2019.

The plan also calls for an increase in height of a portion of the existing building. The space above the restaurant is expected to be used for storage, according to a public notice.

Liyun Properties is also looking to maintain the existing residential use on the property, maintain the non-conforming side and rear yard setbacks and the non-conforming parking spaces less than 5 feet from the existing building.

In the northern section of the township, applicant AK Realty One is seeking approval to construct a 5,468-square-foot two-story building at 1709 Oak Tree Road

AK Realty One looking to create five different units in the building. One measuring about 4,393 square feet, which will occupy part of the first and second floors, is slated to be used as a bank.

Two other units, each about 866 square feet, will be used for retail and commercial space.

A fourth section measuring 2,562 square feet on the second floor is planned to be used for office space while a fifth section measuring 1,119 square feet will be used for a coffee and doughnut restaurant with drive-thru service.

The applicant is seeking a use variance for the drive-thru window for food and drink service.

Variances also are being sought for the 31-foot building height, when a maximum of 30 feet is permitted, a 25-foot-high sign on Oak Tree Road when 20-feet is the maximum allowed, as well as waivers for landscaping, the loading space and a retaining wall.

The plan proposes 42 parking spaces.

Both applications are scheduled to be heard at the 7 p.m. May 17 meeting at the Municipal Building, 100 Municipal Blvd.
