Renovated landmarked estate in Palm Beach fetches $35.7M; it sold last year for about $14M

An investments executive and his wife have used an ownership company to buy a recently updated landmarked house in Palm Beach's Estate Section for a recorded $35.658 million in an off-market deal.

The sellers — entrepreneurs Randolph A. De Lano and his wife, Tamara — extensively renovated the property at 134 El Vedado Road after buying it early last year for $1375 million.

Jeffrey T. and Elizabeth Leeds co-manage the Florida limited liability company that just bought the house, according to the deed recorded Tuesday and state business records.

Jeffrey Leeds co-founded and is managing partner of Leeds Equity Partners, which has offices in New York City and Palm Beach, according to the company’s website. An attorney, he also is associated in business records with companies that include Leeds Group Inc. and Advance Capital Management.

The De Lanos completely renovated the house after buying it early last year for $13.75 million.

The property measures 1.33 acres and lies one lot west of the beach and midway between Royal Palm Way and former President Donald Trump’s Mar-a-Lago Club.

The De Lanos, whose last name is frequently spelled “Delano” in public records, sold the house individually and as co-trustees of The Delano Family Revocable Trust, the deed shows.

The five-bedroom main house and its two-bedroom guesthouse have a combined 11,567 square feet of living space, inside and out, property records show. The town granted the estate landmark protection in 1991.

The house was built in 1935 to a design with modified Tudor-style architecture by noted society architect John L. Volk, records show.

Premier Estate Properties’ Ronnie and Jennifer Hasozbek-Garcia acted on behalf of the sellers, the agents confirmed.

Agent Suzanne Frisbie of the Corcoran Group handled the buyers’ side of the sale.

The real estate agents and their clients declined to discuss the transaction.

The deed lists the name of the entity that bought the house as 134 El Vedado LLC.

With the Landmarks Commission’s blessing, the De Lanos carried out a number of renovation projects, town records show. Those included stripping the paint from the second-floor façade to better showcase the original half-timber details and replacing the roof.

They also carried out interior changes, substantially reworked the existing tennis pavilion, renovated the garage area and relandscaped the estate. The renovation plans were designed by Michael Perry of MP Design + Architecture in Palm Beach.

The property includes a pool house with two cabana baths near the heated pool and tennis courts, according to a previous sales listing.

The De Lanos, who have longtime residential ties to California, made Palm Beach their primary home after buying the house, courthouse records show. They had the house homesteaded in the latest property tax rolls.The deed recorded Tuesday lists their address as Laguna Beach, California.

Randolf De Lano, who goes by the name of Randy, has been associated with a variety of businesses in California, public records show, including companies in the entertainment, fashion and real estate investment industries. In 2012, his wife opened a clothing boutique, Delano Lifestyle Activewer, in the Corona Del Mar neighborhood of Newport Beach, according to published reports.

The De Lanos bought the house in February 2020 from real estate investor and developer Myron Miller and his wife, Michelle. In that sale, Corcoran Group agents Paulette Koch and Dana Koch represented the Millers opposite agent Paul Pollack of Douglas Elliman Real Estate, who acted on behalf of the De Lanos.

The Millers built a custom home for themselves at 149 E. Inlet Drive on the far North End of town.

Building records show the house on El Vedado Road was built for James H. Noble.
