Oakmont Walgreens on the market for more than $7.2 million

Dec. 2—Wanna buy a drugstore?

A Walgreens at 324 Hulton Road in Oakmont is on the market for more than $7.2 million.

The commercially zoned property, built in 2006, is offered as a triple net lease (NNN) in a commercial listing on Loopnet.com by Deerfield Partners.

Janet Czekalski, co-owner and sales manager of Czekalski Real Estate in Harrison, which is not involved in the sale, explained Tuesday that a triple net lease is one where the tenant pays all taxes, insurance and maintenance.

For the new buyer, the current lease would go along with the sale of a property, Czekalski said.

"That lease has to be honored when a new buyer purchases," she said. "If it's zoned commercial, which it is, then any business could go in after the end of the lease."

The current lease term ends in January 2032. Walgreens has 10, five-year options to renew the lease after the initial 25-year term ends.

Walgreens will remain open and is not affected by the listing status.

The business sits on a 1.3-acre lot at the corner of Hulton Road and Allegheny River Boulevard, near the Allegheny River.

The seller is listed in online records as US-STABLE-P1, based in Houston.

The annual taxes are $95,196, according to online records.

Blake Macurdy of Verona is a customer at the Oakmont location and reacted Tuesday to the news of the listing.

"I can't believe it's that much," Macurdy said of the multimillion-dollar price tag. "I have friends that own a business in Oakmont, and I can't believe it's that expensive."

Macurdy said maybe a gas station will buy it, but she said the price gives her sticker shock.

"I know real estate is expensive here, but I don't think it's worth $7 million," Macurdy said.

A Walgreens manager declined to comment when asked about the listing and referred questions to Walgreens' media relations, based out of Chicago. Walgreens did not respond to a request for comment.

There are 126 Walgreens in Pennsylvania.

Highlights from the Loopnet listing refer to the drugstore's proximity to the Oakmont Country Club, affluent demographics and an excellent store sales history.

The average household income within a 5-mile radius from the store is $92,000, according to the listing.

The store ranks in the top 45% of all 7,000 Walgreens in the U.S., according to Deerfield listing agents John Giordani and Art Griffith.

Deerfield Partners, described as the "drugstore experts" on its website, specialize in drugstore investment properties for Walgreens, CVS and Rite Aid.
