Hearing on proposed B&B in Bolton will be Wednesday

Aug. 8—BOLTON — The Planning and Zoning Commission will hold a virtual public hearing Wednesday night on a proposed bed-and-breakfast on Villa Louisa Road.

The special permit application shares an address with the "A Villa Louisa" corporate event and wedding venue at 60 Louisa Road. The proposed two-story B&B would be a new construction in a wooded area to the east of the existing building.

Plans show that the building would be offset from the road, requiring a driveway to be built from Villa Louisa Road.

An architectural plan for the building shows a total of five bedrooms, with one master bedroom and one Americans with Disabilities Act-compliant bedroom.

Additional rooms inside the planned building include a kitchen, shared living and dining rooms, office space attached to some of the bedrooms, and attic space.

The building would also include a two-car garage. Four parking spots including one ADA-compliant space would be located next to the building.

Building plans also show two outdoor patios and a terrace, with an outdoor staircase linking one patio to the terrace. Plans also outline an area for a "future pool," but no specific details are included.

Director of Community Development Patrice Carson said at a July 13 meeting that the applicant is proposing a standard B&B under the town's regulations, which is allowed for the zone but requires a public hearing.

The PZC voted unanimously at that meeting to set a public hearing date for Aug. 10 at 7:45 p.m., via Zoom.

The PZC also voted to continue a public hearing on a special permit application for a 12,000- to 15,000-square-foot addition for light manufacturing, submitted by Able Coil and Electronics Co.
