The Granary at Draper Farm

More than 1,000 homes, ballfields and trails could one day stretch over 450 acres in Milton.

The town last week agreed to annex the site of the proposed project at Sand Hill and Gravel Hill roads. It's one of the first major steps in making the development, dubbed The Granary at Draper Farm, a reality. Today, the site is farmland.

The developer is a Wyoming-based firm called Convergence Communities, led by Milton native Colby Cox. Since 2002, the company has developed several projects in Sussex County, including the Ocean View Beach Club, a 464-unit mix of single-family homes and townhomes, and The Villages at Red Mill Pond, a 524-home community in Lewes.

Convergence Communities envisions The Granary at Draper Farm as a 20-year buildout. The plans call for 1,350 units, including more than 800 single-family homes.

Capriotti's coming to Concord Pike

A Capriotti's will be opening in the new shopping center at 5600 Concord Pike in Brandywine Hundred about a half-mile from the Delaware and Pennsylvania border.

Among the businesses in the shopping center are Metro Diner, Columbia Care medical marijuana dispensary and Buff City Soap.

On the calendar

Development projects of note that will be reviewed in the coming weeks.

  • A plan to build a four-story, 84-room hotel and two restaurants at 501 Merrimac Ave. will go before the Middletown Planning & Zoning Commission Thursday night.

  • The Dover Planning Commission on Monday will consider Frito-Lay's proposal for a 7,884-square-foot warehouse on Lafferty Lane.

  • The state's preliminary land use service will review more than a dozen projects next Wednesday. A residential community with nearly 700 homes could someday come to Milton, according to preliminary plans. The development would have 277 single-family homes, 296 multi-family units and 123 townhomes, in addition to a retail development, and be located at Route 16 and Route 30. "Project Blue Hen" calls for a 567,000-square-foot warehouse about 2 miles from Middletown's Amazon facility. The warehouse is under development by Birchwood Capital Partners of Baltimore, according to preliminary plans. It would be on farmland on Warwick Road, northwest of Route 301.
