Here is how to file a property value appraisal protest in Tarrant County

Tarrant County property owners have the ability to challenge the appraisal district’s property value assessment.

The deadline to file a protest is May 15 or the date printed on the property value notice from the Tarrant Appraisal District, whichever date is later. The property owner, owner’s designated agent or lessee of the property entitled by law, must file a notice to the Tarrant Appraisal Review board, not the Tarrant Appraisal District.

There’s a couple of ways to file a protest, here’s how to do it:

Online filing

Filing online is the best and fastest way to protest property value, according to TAD.

Having an online account is paramount to filing a protest and the TAD has put together a video on how to create an account, here. Once you’ve created an account here’s what to do next:

  1. Find the physical copy of your property value notice and locate the protest deadline and online PIN number in the top right corner.

  2. Login to your account.

  3. Go to “My Dashboard” and click the “protest” button.

  4. Follow the instructions on the screen to complete the file.

  5. You can also upload documents that support opinions of value and provide TAD documents such as:

  • Residential property: closing statements and independent appraisals for recently purchased, or repair estimates and interior/exterior photos documenting damage for not recently purchased.

  • Commercial property: Settlement statements, free appraisals, rent rolls and operating statements for recently purchased, or rent rolls and operating statements for not recently purchased.

  • Business personal property: Balance sheets or deprecation schedule. Filing must be completed by May 15 or by the deadline posted on the property value notice.

6. Make sure to file prior to either the May or protest deadline date found on the property value notice.

Online filing starts an informal process that may resolve protest without a hearing. An email confirmation will be sent automatically if the online filing was completed successfully.

Paper filing

The Tarrant Appraisal District encourages online filing, but protests can still be filed by paper.

  1. Fill out the form, found here, on the third page.

  2. You can also include documents that support opinions of value and provide TAD documents such as the property information mentioned in the previous online section.

  3. Gather up completed forms and documents and get ready to mail or hand deliver them.

  • Delivered by mail: Completed forms must be addressed to TARB’s post office box, (P.O. Box 185519 Fort Worth, Texas 76181-0516), have postage prepaid and bear a post office cancellation mark of a date earlier or on May 15, or the deadline on the property value notice.

  • Delivered by common carrier: Completed forms must be addressed to TARB’s street address, (2500 Handley Ederville Road Fort Worth, Texas 76118), have handling charge prepaid and bear a carrier mark of a date earlier or on May 15, or the deadline on the property value notice.

  • Delivered by hand: Completed forms must be received by TARB at its street address, (2500 Handley Ederville Road Fort Worth, Texas 76118), no later than 5 p.m. on the deadline.

Both protesting methods are free, minus any costs for postage.
