Alachua County approves preliminary development plan for Lullwater at Fort Clarke project

The Alachua County Commission on Tuesday evening approved a preliminary development plan for an apartment complex just south of Hidden Oak Elementary School on Fort Clarke Boulevard.

The development plan for Lullwater at Fort Clarke, which dates back to 2019, calls for 298 multi-family residential units and 25,000 square feet of non-residential space on approximately 25 wooded acres at 1404 Fort Clarke Blvd.

Plans call for the development to be split into six different blocks with a maximum building height of six stories. The commission, however, limited the height to three stories for buildings that border the Eagle Point subdivision, which abuts the property to the west and south.

Where will Lullwater at Fort Clarke be located?

The project is across the street from the Harbor Chase assisted living facility and the Paddock Club of Gainesville apartments, and Alachua County Fire-Rescue Station 16 sits directly north of the planned development.

County Growth Management Director Jeff Hays said the county will next consider a final development plan, which will include a traffic study, the exact size and location of the buildings, tree retention, and information from public works and the water management district related to stormwater retention and runoff.

The property owner is listed as Fourteenth St. Church of Christ. The owner's address, however, is home to CampusView Church, at 2720 SW Second Ave., which is between the University of Florida's Mark Bostic Golf Course and the Levin College of Law.

Fourteenth St. Church of Christ purchased the property in July 1980 for $507,100, records from the Alachua County Property Appraiser's website show.

The property has been for sale and is listed at $3.2 million on Realtor.com. The sale is currently listed as pending.

Civil engineering firm JBPro

Gainesville-based civil engineering firm JBPro is handling plans for the project. The firm has handled several high-profile projects around town, including the renovation of the Stephen C. O'Connell Center on the UF campus, Depot Park, the Cade Museum, the Santa Fe College Fine Arts Hall and the Town of Tioga.
