What are Wichita homes selling for this spring? Dive into the latest real estate data

Wichita home prices have continued their climb this spring. The median home sale price in south-central Kansas in April was about $4,100 higher than the same period last year, according to the area’s Realtors association.

The median home sale price in April was $198,050, according to Realtors of South Central Kansas, compared to $193,950 in April 2022.

Homes stayed on the market a bit longer this April, however, at a median of six days before being sold with a midpoint active listing price of $319,900. For the same month last year, homes stayed on the market for a median of three days with the midpoint active listing price at $269,000.

Inventory is a bit higher this spring as there were more than 1,000 active listings this April compared to last year’s 633.

Here’s a closer look at how home sale prices in Wichita have changed this year from real estate website Redfin. The data show a steady increase in median home sale prices in the city since 2020.

February 2020 saw a $154,700 median home sale price, while December of that year ended at $175,000. The new year, 2021, began with a $185,000 median sale price and ended at $215,000, while 2022 started slightly lower at $194,900 and ended at $224,900.

The earliest data from this year show a median home sale price of $210,500, which is $500 below the most recent median sale price, which was reported at $210,000 April 24. This is almost a $17,000 jump from the median sale price April 17, which was $193,200, according to Redfin.

The highest median home sale price this year was $255,000, reported March 6. This is just $1,750 lower than the highest reported price in the last three years, which was $256,750 in early May 2022.

Redfin reported the lowest median home sale price this year at $180,200, reported Jan. 23.

Realtor.com, another popular real estate site, reports Wichita is a balanced market, leaning toward buyers.
