It's tough out there for a prospective homebuyer.

Mortgage rates have gone up from pandemic lows. The lack of new homes being built coupled with homeowners avoiding putting their properties up for sale are contributing to a low inventory.

Plus, inflation is making everything more expensive.

The median sale price of homes on the South Shore and across Massachusetts continues to rise, though not quite as spectacularly as it did at the start of the COVID-19 pandemic, when low interest rates and the prospect of working from home for an undetermined period of time fueled a home-buying frenzy.

Fewer homes are being sold year over year, but the median sale price keeps ticking up, according to data from The Warren Group, which tracks real estate and financial information.

We took a look at the South Shore communities with the least and most expensive median home sale prices relative to their neighbors as of August 2023. Here's what we found.

  • Rockland: $480,000 (66 sales)

  • Whitman: $487,225 (74 sales)

  • Randolph: $504,900 (121 sales)

  • Carver: $522,500 (54 sales)
