What's coming to South Main in Waynesville?

Mar. 14—A prime corner lot along South Main Street in West Waynesville that's been vacant for years finally has a taker.

A Snappy Lube is under construction at the intersection of Allens Creek and South Main between Bojangles and Ingles.

"Everyone has been curious what would eventually go there," said Byron Hickox, Waynesville land-use administrator.

It's not the guess-what's-coming-to-Waynesville kind of news that generates excitement, but constraints of the lot limited its use. Hemmed in by road right-of-way setbacks on two sides, the small triangular-shaped lot wouldn't have been conducive for a drive-thru or high-volume parking.

"You have a very small footprint where you can realistically construct a building," Hickox said.

As far as Snappy Lubes go, this will be a snappy looking one. It won't be a typical garage building, thanks to Waynesville's architectural standards.

It will have a stacked river rock foundation and hardy plank siding instead of sheet metal. The office portion of the building, which will face Brown Avenue, has an architectural facade and lots of windows.

There are two other Snappy Lubes in Waynesville: one on Dellwood City Road and one on outer Russ Avenue near the old Kmart. Both predate the town's architectural standards.

The developer for the site is Phoenix Real Estate, an LLC registered to Thom Morgan, Waynesville business magnate who formerly owned Mountain Energy, the largest gas station chain in the mountains. Morgan was also the developer behind the Starbucks on Russ Avenue. The building contractor is John Burgin and the cost of construction is $175,000, according to the building permit.
