Trump house by Mar-a-Lago in Palm Beach re-lists at $59 million, a $10 million price hike

An oceanfront house owned by a company controlled by former President Donald Trump has re-entered the Palm Beach real estate market at $59 million — a $10 million price hike from last year. The renovated house at 1125 S. Ocean Blvd. is next door to Trump’s Mar-a-Lago Club.

The house was first listed a year ago at $49 million before being withdrawn from the multiple listing service in May, according to MLS records.

Trump’s ownership company bought the house in 2018 from one of his sisters, retired federal appeals Judge Maryanne Trump Barry, for a recorded $18.25 million. The eight-bedroom house with 10,455 total square feet stands at the intersection of Woodbridge Road, where Trump owns two other houses adjacent to Mar-a-Lago.

Broker Lawrence Moens of Lawrence A. Moens Associates has the listing, the MLS shows. He and a representative of The Trump Organization could not be reached late Saturday for comment.

Named “The Beachouse,” the two-story, West Indies-style home was built in 1956 on a lot of about six-tenths of an acre with 194 feet of beachfront. The house has 8,269 square feet of air-conditioned space, property records show.

Palm Beach’s real estate market has seen residential sale prices — and asking prices — skyrocket over the past 18 months. The entrenched sellers’ market has been driven by house-hunters searching for warm-weather havens during the coronavirus pandemic. Buyers also have been drawn to the island by Florida’s favorable tax climate as compared to other states, real estate observers say.

The house on South Ocean Boulevard will be sold with a gratis membership to The Mar-a-Lago Club, a perk available to residents of Woodbridge Road, the street immediately north of the club.

The layout includes a formal living room, a sun room, a family room and a library, according to previous sales listings. On the east side of the house, a balcony overlooks the ocean, a patio area and the swimming pool.

The house stands just north of Mar-a-Lago’s Beach Club, which is accessed from the club’s main property by a tunnel beneath South Ocean Boulevard.

The estate had been marketed for lease after the 2018 sale. When the property was initially listed for sale in February 2021, Moens’ sales description mentioned that the house would be available in the late spring, allowing a buyer to carry out “a summer renovation project.”

Like the listing last year, the new one does not mention Trump.

All in the Trump family

Trump’s sister paid a recorded $11.5 million for the house in 2004. When she sold the house via a deed recorded in May 2018, the buyer was a Delaware-registered limited liability company, 1125 South Ocean LLC. The company's mailing address is that of The Trump Organization in New York City, Palm Beach County property records show.

The house stands directly on the beach, immediately east of the coastal road. It also is catty-corner from the main grounds of Mar-a-Lago, the landmarked 1920s-era mansion that the former president converted into a private club in the mid-1990s.

The house also stands directly across South Ocean Boulevard from a residence at 1094 S. Ocean Blvd. that has been in the Trump family for years, as has a house next door to it at 124 Woodbridge Road.

The former president's other sister, Elizabeth Trump Grau, owns a house, through a trust, on Woodbridge Road, directly across the street from 1094 S. Ocean Blvd.

Woodbridge Road residents can join The Mar-a-Lago club for free but they must still pay monthly dues and other fees under a long-standing agreement negotiated when the town approved Trump's plan to turn the mansion into his club.

Property records show that 1125 S. Ocean Blvd. comprises two separate parcels — the lot for the house and a vacant parcel used as a lawn immediately south of the residence.
