Developments for downtown Spartanburg’s $58.6 million baseball stadium are rounding third base.

The city’s Design Review Board gave final approval to plans for Fifth Third Park on Tuesday with the understanding that the development agreement with Johnson Development Associates will be honored and the streetscape on South Daniel Morgan Avenue between West Henry Street and the AC Hotel will be upgraded.

The addendums were based on the city's design consultant Craig Lewis' recommendations that the streetscape along Daniel Morgan Avenue be upgraded to accommodate the anticipated heavy foot traffic from the ballpark to Morgan Square. Lewis also recommended a temporary landscape solution for the same area be implemented. The stadium will be built on the 14.5-acre lot at West Henry Street and South Daniel Morgan Avenue.

The baseball stadium received preliminary approval from the board in November, shortly after their Nov. 2 groundbreaking.

The presentation to the Design Review Board featured new renderings, depicting the red brick and metal and glass curtain walls planned for the stadium's exterior.

Jessica Greer, the project architect with McMillan Pazdan Smith Architecture, said some upward construction can be seen on the site as crews work to meet a March 7, 2025, first pitch deadline.

"We have our construction document set for permit being submitted March 22, and then we are full speed ahead for construction," Greer said.

Fifth Third Park by the numbers

Fifth Third Park and its surrounding development is the biggest investment in the city's history. Here are some of the numbers to know:

  • Fifth Third Park will feature a 3,500 seat Single A stadium costing an estimated $58.6 million.

  • The city of Spartanburg is paying for the stadium and associated public infrastructure from local accommodations tax revenue, Downtown Development District funds, and revenue from the ballpark, once it's open.

  • The development project includes more than the stadium: 375 apartments, a 150-room hotel, office and commercial space, a public plaza and parking for at least 1,500 vehicles are also in the works for an estimated total of $425 million.

  • Additional funding sources for the project include $54 million from the state legislature, $1,873,000 from Spartanburg County, and $3,610,319 from the Downtown Partnership Committee, as well as $305 million of private investment.
