Olmsted County property valuation notices sent

Mar. 26—ROCHESTER — Property valuation and classification notices have been mailed to Olmsted County property owners.

The property values and classifications will be used to determine future property taxes on the related properties.

Anyone who does not agree with the estimated market value on a notice is being encouraged by Olmsted County staff to consider an appeal.

The first step to appeal a valuation is contacting the Olmsted County Assessor's Office with any documentation to support the dispute, which could include a recent appraisal, recent sale information or recent change in revenue related to commercial property. The County Assessor's Office can be contacted by calling 507-328-7670 or visiting the office at 151 Fourth St. SE in Rochester between 8 a.m. and 5 p.m. on weekdays.

If property owners are not satisfied after their discussion with the Olmsted County Assessor's Office, they can attend the appropriate meeting of their Local Board of Appeal and Equalization or the Open Book meeting listed on the valuation notice.

The next step would be attending the county's Board of Appeal and Equalization meeting at 7 p.m. on June 18, 2024. Residents should call 507-328-6001 to make an appointment for the meeting.

Most property owners must attend a local board of appeals meeting or call 507-328-7670, if a meeting is not offered in their jurisdiction, before seeking a change at the county's Board of Appeal and Equalization meeting. In jurisdictions with an open book meeting, property owners can appeal directly to the county meeting.

A property owner's final avenue to appeal is to petition the Minnesota Tax Court. Tax petitions may be filed until April 30 of the year the taxes are payable, which is 2025 for the recently mailed notices. More information is available on the Minnesota Tax Court website or by calling 651-539-3260.
