Nashville’s hottest zip codes & million dollar markets

NASHVILLE, Tenn. (WKRN) — The Greater Nashville REALTORS (GNR) have crunched the numbers and created a list of the most popular zip codes in Davidson County.

For 2023, the hottest zip codes based on closings were:

  1. Antioch – 1,280

  2. North Nashville – 872

  3. Crieve Hall & Sylvan Park – tied with 826

  4. Hermitage – 721

  5. Bellevue – 653

If you’re looking to hop in on the hottest zip code, GNR reported there are currently about 200 homes on the market in Antioch. Last year, the median sale price in Antioch was about $359,900 for a single-family home.

GNR said Antioch may have the most closings because its qualities fit the desires of new residents.

“It’s multiple factors that are really about lifestyle,” said Kevin Wilson president of the GNR board of directors. “Also, it’s about the composition of family. A lot of buyers come to us with ideas about where they want to be based on our public school system and so that may play a factor into where they want to be located.”

Based on 2023 data, GNR also found two Davidson County neighborhoods that have crossed the million-dollar mark for average home price.

The two most expensive markets were:

  1. 12South – $1,230,000

  2. Green Hills – $1,125,000

The GNR said they recognize this is out of budget for most Nashvillians. There are several zip codes in Davidson County with median sale prices under $400,000.

The most affordable markets for 2023 were:

  1. Priest Lake -$305,000

  2. Madison – $321,000

  3. Old Hickory – $344,812

  4. Goodletsville – $366,616

  5. Donelson – $373,450

“If I have a buyer coming to me in this under $350,000, or under $400,000 price range, these are going to be the areas that I’m going to show them,” said Wilson.

Wilson said there are options to make down payments feasible for home buyers.

“There are some great nonprofits and other organizations out there providing downpayment assistance programs for entry-level first-time homebuyers,” said Wilson. “That can be for example, the Tennessee Housing Development (THDA) offers a program called ‘The Great Choice’ loan program, and it’s for first-time homebuyers where they can receive either $6,000 or 6% toward their downpayment and other costs.”
