Here's the most expensive one-bedroom apartment in San Francisco
When The Avery wraps up construction this summer, the condominium building will be home to the priciest one-bedroom units in San Francisco — a city notorious for its sky-high sales and rental prices and where one-bedroom units are sought-after commodities.
Located downtown in San Francisco’s Transbay District, The Avery is a 56-story, 618-foot-tall building, developed by Related Companies, with 118 condominium units starting on the 33rd floor. (Floors 2 to 32 will offer luxury rental apartments, which the developer hasn’t released pricing for yet).
One-bedroom condo units are priced starting at $1.8 million for units ranging from 913 square feet to 987 square feet, or at least $1,823 per square foot. The smallest unit is about $1,971 per square foot —making it the most expensive one-bedroom condo currently for sale in San Francisco.
For comparison, the median price of homes (of all sizes) sold across San Francisco at the end of December 2018 was nearly $1.33 million, according to Zillow. And the median per square foot price for all condos in San Francisco was $1,031.
Two bedrooms at The Avery, meanwhile, begin at $2.5 million, ranging in size from 1,142 square feet to 1,832 square feet, and three bedrooms that start at $3.7 million are from 1,888 square feet to 2,200 square feet. The two- and three-bedrooms aren't the most expensive of their type in the city because of the square footage and configuration of the units, according to local realtors. But The Avery’s $41 million four-bedroom, full-floor penthouse, measures 8,482 square feet and also reportedly lands the title for most-expensive penthouse in all of San Francisco.

To that end, each unit comes with floor-to-ceiling windows, marble kitchen counters, textured wood panels, Miele appliances and oak flooring.
Services also include amenities that have become more commonplace in newer high-end San Francisco luxury buildings: a 24/7 concierge in the lobby, on-site valet parking and garage, a package room, in-home package delivery, a “pet spa” or grooming station, storage lockers and bicycle storage.
Condo owners will also have access to common areas like a fireplace lounge, a rooftop “sky terrace,” a private dining room that can be rented by the hour with its own dedicated catering kitchen, a media and game room with pool table and bar, and a separate “demonstration kitchen” where chefs can cook, bake and show off their creations.
Related is also developing 17,000 square feet of retail space on the building’s ground level, which will include Bluestone Lane, the New York-based coffee shop and café, which is expected to open in early 2020.
The Avery joins a crowded real estate market in downtown San Francisco, which already includes luxury condo buildings such as the Lumina, the Infinity, and the Millennium Tower, a 58-story high-rise that earned notoriety in 2017 for being the city’s equivalent of the Leaning Tower of Pisa.
