Lincoln Square, the 40-year-old Arlington shopping center on the south side of Interstate 30 at Collins Street, will be “radically redeveloped” into an upscale destination for entertainment, dining and shopping.

Trademark Property Company said Wednesday that it will rebrand the 45-acre development as Anthem, further driving a multi-billion dollar renaissance in the heart of Arlington.

The prime site will become a “modern gateway” to Arlington’s entertainment district, which includes AT&T Stadium, Globe Life Field, a new 21-story Loews Arlington luxury hotel, the future National Medal of Honor Museum and a Texas Rangers-themed luxury apartment complex called One Rangers Way.

The Arlington City Council recently approved a rezoning request from Fort Worth-based Trademark Property Company to pursue to redevelopment. Anthem will be a mixed-use space for the community with offices, co-working spaces, residential, retail and lodging.

“Anthem will be a first-class destination for Arlington residents and visitors alike,” Mayor Jim Ross said in a news release.

Once an iconic shopping destination in the heart of the Metroplex, Lincoln Square’s luster has faded over the years while the value of the prime real estate it sits on has skyrocketed. When Lincoln Square was listed for sale in fall 2021, it was described as a “generational opportunity” to redevelop the site, which serves as a gateway from I-30 into Arlington.

Lincoln Square held a grand opening in October 1983 that included a giveaway of a 1984 Lincoln Town Car. A new Loews movie theater was showing “Flashdance,” “Evil Dead” and “The Return of the Jedi.” The upscale department store Stripling & Cox was an anchor tenant.

Lincoln Square tenants today include Ross Dress for Less, Chico’s, Burlington, PetSmart and Michael’s.

Trademark Property Company said it engaged with the community over the past year about key decisions regarding the site, including its branding.

Anthem will feature an “activated” green space for outdoor concerts, wellness classes and artists markets.

The initial phase will feature approximately 152,000 square feet of new retail and restaurants, 125,000 square feet of modern offices and co-working spaces, a hotel with up to 200 rooms and a 355-unit apartment building.

Trademark said it will use existing parking. It estimates that about 229,000 square feet of Lincoln Square will be demolished. About 243,000 square feet of legacy space will remain, and 65,000 square feet will undergo renovations.
