The basics of Delhi Towne Square

Address: 5031 Delhi Road, Cincinnati, Ohio 45238.

Building type: Mixed-use development. Delhi Towne Square consists of The Veridian apartment complex and the new Delhi Township building on a 14-acre site.

Developer/contractor/architect/consultants: Elevar Design Group, Brandstetter Carrol, Inc, J.S. Held, NorthPointe Group, and PLK Communities, the Sycamore Township-based developer behind the new $100 million Factory 52 mixed-use development on the site of the former U.S. Playing Card sited in Norwood.

What you need to know: The project houses the first new market-rate apartments in the township in 40 years. The development is U-shaped, with a township building at the bottom of the U and a complex of one-, two- and three-bedroom apartments on the sides. The middle contains green space, a patio bar and what the township hopes will be an approved Designated Outdoor Refreshment Area, or Dora, for outdoor drinking. The nearly-completed project broke ground in October of 2021 and some residents are already living there.

About the apartments: The Veridian, a shade of green that's also a play on the Delhi Township motto "Floral Paradise of Ohio," houses 180 units in three-story walk-up buildings. It has 36 one-bedroom apartments that start at $1,275 a month; 56 one-bedroom apartments with dens that start at $1,640 a month; 70 two-bedroom, two-bathroom apartments that start at $1,625 a month; and 18 three-bedroom apartments that start at $2,040 a month. Internet and cable are included. Apartments range from 596 square feet to 1,611 square feet.

Cost: $30 million.

Why Delhi? Jon Blackham, chief financial officer, for PLK Communities, told The Enquirer: "The location is less than 15 minutes from Downtown and it has great proximity to the regional parks. Additionally, there had been no new rental product in the community for more than 40 years. We’re excited that we were able to deliver beautiful homes for this deserving area.”

What one Delhi trustee said: "It's a dream come true," said Delhi Township Trustee Chairwoman Rose Stertz. She said a decade ago the township's commercial vacancy rate was near 30%; today it's at 5.3%. "Delhi Towne Square will carry us into the future," she said.

What's next: All but one three-bedroom apartment has been leased, with the first residents moving in this past February. A waitlist has been started. The fitness center opens June 1. The patio bar is under construction.

About the township building

The Veridian Delhi Towne Square is under development off of Delhi Road. The development also houses a fitness center, Delhi Township admnistration offices and a cultural arts center.

The building will house:

  • The township administrative offices.

  • The membership-only Delhi Township Athletic Club, which has an eight-lane, competitive pool that will be available to athletic club members but also serves as the pool for Oak Hills.

  • The Oak Hills Local School District preschool.

  • A cultural arts center.

  • An event space.

The administration is set to move in the coming weeks. There is also 7,000 square feet of leasable space.

Cost: The township's costs for the project is $46 million, which includes acquisition, demolition, site preparation, infrastructure, construction, fitness center equipment and furniture and fixtures for the administrative offices.

Size: 90,000 square feet, with the athletic club taking up 40,000 of it.
