Decades-old Lancaster County market building, property available

LANCASTER COUNTY, Pa. (WHTM)– A decades-old country market in Lancaster County that was destroyed by a fire earlier this year has been listed for sale or lease.

Martin’s Country Market, located at 1717 West Main Street in Ephrata, has been listed for sale at $9.85 million or lease $10.00/SF/Year NNN, according to the listing on the U.S. Commercial Reality website. “NNN” means “net net net” which is where the tenant agrees to pay all expenses, including real estate taxes, building insurance, and maintenance.

There is about 38,000 square feet of retail building on the property after the fire, and there is potential to develop up to “+/- 100,000 square feet for the property.

The early morning fire broke out in February, there were around 200 firefighters from 45 fire companies who helped battle the blaze that caused the market to shut down. There were 120 people employed by the market. Only a minor injury was reported due to someone slipping on ice.

The size of the lot is around 12.2 acres, and there are 1,425 feet of road frontage from Route 322 and Hackman Road, plus it is located at a traffic signal intersection that is along a major business corridor.

Owners will consider all or partial sales or leases, according to the listing.

Martin’s Country Market started in 1932 when founder John Martin began raising produce and poultry for resale, according to its website.

That eventually developed into a family-owned and operated butcher shop before they opened their own retail establishment in 1983
