This “Laid-Back” Mississippi Spot Tops New List Of Most Affordable Beach Towns For Homebuyers

Stake a claim (and an umbrella) in any one of the locations on Realtor.com’s 2024 list of America’s most affordable beach towns.

Living by the beach is a dream shared by 69 percent of Americans. And while beach properties are typically priced beyond reach for most, that’s not always the case.

This week, Realtor.com released its 2024 list of the top 10 beach towns where home buyers don’t have to break the bank for a slice of coastal paradise. And Southerners might be surprised to see which spots made the list.

Sitting at the top of the list is charming Pascagoula, Mississippi, where the March 2024 median list price for a home was an accessible $164,900

Pascagoula, a Gulf Coast city of about 22,000, is known for being the birthplace of Jimmy Buffett. In fact, the city’s main public beach is named Buffett Beach in tribute to the legendary beach bum.

In addition to its celebrity beach, Pascagoula features a public fishing pier, as well as a nine-hole regulation golf course. A short boat ride away is Petit Bois Island, a federally protected wilderness area popular for day-trippers visiting by private boat.

"It's located off of two major waterways: the Gulf of Mexico and the Pascagoula River, and offers a lot of fun outdoor activities from fishing off the pier to kayaking in its unimpeded river system to an annual summer music festival," Realtor.com journalist Keith Griffith said in a news release.

And the best part? The city is not known as a place for second homes, and most properties here are owner-occupied primary residences.

“We’re a small town, where everybody knows everybody else,” Bernie O’Sullivan, a senior loan officer with Delmar Mortgage who has lived in Pascagoula for more than six decades, said in a statement. “We have a huge beach park where they bring in music several times a year. … It’s a very laid-back town, with beautiful sunsets.”

Deerfield Beach, Florida, where the March 2024 median list price came in at $239,950, took the number three spot thanks in large part to its abundance of moderately priced condos. And with its own sizable cache of condos, popular resort destination Myrtle Beach, South Carolina, claimed the fifth spot on the list.

In rank order, Realtor.com’s 2024 list of The Most Affordable Beach Towns in America include:

  1. Pascagoula, Mississippi - Median List Price: $164,900

  2. Atlantic City, New Jersey - Median List Price: $239,000

  3. Deerfield Beach, Florida - Median List Price: $239,950

  4. Dennis Port, Massachusetts - Median List Price: $277,500

  5. Myrtle Beach, South Carolina - Median List Price: $299,500

  6. Corpus Christi, Texas - Median List Price: $315,000

  7. Sunset Beach, North Carolina - Median List Price: $340,000

  8. Grand Isle, Louisiana - Median List Price: $375,000

  9. Newport, Oregon - Median List Price: $399,950

  10. Ocean Shores, Washington - Median List Price: $425,000

Keep in mind that some beach towns on this list made the cut primarily due to their “abundance of condos,” which are typically priced lower than single-family homes and bring down the median list prices. These properties typically have monthly HOA fees, which are not included in Realtor.com’s calculations.
