Fisher Island's Exclusive New Condo Wants $48 Million for its Duplex Penthouse

Miami’s Fisher Island has long been a retreat for billionaires, including Oprah Winfrey—and now, a new condo development known as Palazzo Della Luna has joined the country’s most expensive zip code.

At PDL, residents can expect a six-star resort-style experience, which includes a butler-serviced bar, a residents-only five-star restaurant offering international cuisine, a beauty salon, a fully-staffed catering kitchen, several pools, and 360-degree views of Miami.

Originally, Fisher Island was owned by entrepreneur Carl Fisher, who later sold it to William K. Vanderbilt II (who also owned what is now the Suffolk County Vanderbilt Museum in Centerport, New York, a Spanish revival-style home-turned-museum).

“Billionaires may come to Florida for its year-round warm weather and tax benefits, but they flock to Fisher Island for its unmatched privacy, safety, and exclusivity,” says Dora Puig, the director of sales and marketing at Palazzo Della Luna. “Accessible only via private yacht, ferry or helicopter, this enclave—which is dubbed the 'Billionaire Bunker'—offers unrivaled protection while being just a few miles away from Downtown Miami and South Beach.”

Puig adds that the marina of Fisher Island was designed for mega-yachts to dock, while the turnkey residences of PDL boast interiors designed by Bottega Veneta, Poltrona Frau, Sam Robin, and Champalimaud Design. Other amenities include private elevator entry for each apartment, towering ceilings, spacious floor plans, book-matched marble, and Dornbracht and Duravit plumbing controls and fixtures. And for residents with children, the building—located just down the road from Fisher Island's exclusive day school—features a playroom called Kidville Cove.

Architect Kobi Karp and general contractor ASR Construction are responsible for the design of Palazzo Della Luna, which features a Mediterranean-style aesthetic. In total, the new address comprises 50 residences across 10 floors, ranging in size from three bedrooms to seven bedrooms and spanning anywhere from 3,724 square feet to 10,194 square feet. Prices vary from $10.9 million to $48 million for the duplex penthouse (currently the most expensive condo for sale on Miami Beach).
