FORT MYERS, FL – the fastest-growing, high-end interior design firm in Southwest Florida – is creating a custom interior for a 4,000-plus-square-foot private residence by Seagate Development Group in Esplanade Lake Club. Located just one minute from Gulf Coast Town Center in South Fort Myers, it will take a coastal modern approach to a tropical community that extracts much beauty from never-ending Lake Como and a resort-style landscape. Come Summer 2023, Theory Design’s Vice President of Design, Ruta Menaghlazi, and Interior Designer, Emily Mastropietro, will breathe life into this custom home fit for an active family of four.

Inspired by Theory Design creations in Quail West and other prestigiously renowned communities in Southwest Florida, this residence’s tone will be set by a dark gray flat-tile roof, a white façade with light gray stone cladding, black-framed windows and black garage doors.

Two black iron entry doors will unveil a grand foyer defined by a standout coffer ceiling detail. This space will be flanked by a powder bath and VIP guest suites on one side and a refrigerator-/built-ins-equipped laundry room, alcove and mud room – including a built-in drop station with white shaker-style drawers and sconces for art – on the other. A great room will follow with elegant and intriguing ceiling beams as well as an accent-tiled media wall with black slab-style floating shelves and a linear fireplace to warmly welcome homeowners and guests. The adjacent chef’s kitchen – tailored toward intimate meals and dinner parties alike – will boast double slab-style, waterfall-edge islands in black with white shaker-style perimeter cabinetry, along with two dishwashers, a double wall oven, a cooktop and a built-in coffee system. This signature space will conveniently segue into the dining area with modern pendant lighting and low-back furniture in proximity to a refrigerated black metal and glass wine display.

Black-framed glass doors will open to the fitness room – just off the garage and mud room – with ceramic wood-like tile in a herringbone pattern. The same style doors will grant access to a study off the entry – complete with a console-accompanied media wall, flush-mount bookcase door and sleeper sofa for equal amounts of productivity and relaxation. Similarly, the bonus room will serve as an extension to one of the VIP guest suites and encompass a sleeper sofa and game table for overnight guests and everyday family fun. This, along with the master suite, will lead to the outdoor living area. The hotel-like space will debut two walk-in closets, dual vanities with maple-colored cabinetry and sophisticated marble countertops, as well as an enclosed soaking tub and shower with a comfortable bench and windows to the front exterior for a private, oasis-filled experience with nature.

This custom home concludes with the outdoor living area that homeowners and guests will anticipate from the onset. A media wall with fireplace will mimic the great room – further blurring the lines between indoor and outdoor concepts – while the outdoor kitchen will sit on porcelain tile and accommodate a built-in gas grill, refrigerator and dining area to take in incomparable water views. These can also be absorbed from the refreshing swimming pool and adjoining spa.
