Smaller Red Bank apartment building proposed for Pearl Street

RED BANK - A 45-unit apartment building proposed to be built along Pearl Street between Oakland Street and Monmouth Street is back on the zoning board agenda after being introduced in February 2020.

The proposed building would neighbor the Red Bank Charter School.

The original plan called for a five-story building with 52 apartments and two floors for parking, but since then, one of the parking levels and seven apartments have been knocked off the plan.

The current proposal will leave the thrift store Pearl St. Consignment and Custom Clothes intact while razing two houses, an office building and the now vacant gym Ultimate Physique.

Red Bank: Planners, residents wary of turning century-old home into parking lot

The developer is Michael Saleno, owner of 121 Monmouth St. LLC, which owns the office building proposed to be demolished.

The proposal includes a parking lot with 70 spaces as well as an office space and a retail store on the ground floor. Although the thrift store will not be destroyed, apartments would loom over it.

The second, third and fourth floors will contain apartments. Of the 45 units, six are proposed to be studio apartments, another six are proposed to be one-bedroom apartments and 33 are proposed to be two-bedroom apartments.

The second floor and roof will have a deck that will be accessible to tenants.

Previous concerns included the impact on traffic due to its proximity to Count Basie Theater and the building’s height.

In the February 2020 meeting, Michael Simpson, the developer’s architect from SOME Architect, pointed out that many of the surrounding apartment buildings, some of which are taller such as 9 Wall St., received approval for their dense housing.

The proposal will be heard at the zoning board meeting at 6:30 p.m. Thursday on Zoom.
