HONEEEEE BADGER: In 1991, when looking to purchase my first home on my own, I was pre-approved by my lender, for a home in the $250,000.00 price range. Around that same time, a realtor I was working with, had given me a booklet which include a worksheet for figuring monthly expenses, including house payment, taxes, insurance, other debts, maintenance costs, living expenditures, etc. I made several copies of that worksheet, and after I'd filled it out, with info that included that original home cost of $250,000.00, I didn't like what I saw at all - even though I had a stable, good paying job, those numbers terrified me. I didn't want to work just to own a home. So, I made about 50 more copies of that worksheet, and worked out each one backwards, starting with a slightly lower outright home cost, and then figured in all my other costs. Finally, I came to a number that I knew I'd be able to afford, even if I was temporarily laid off or had to find another job; a number that put me in a position that I'd almost never lose my home, and that's the budget I stuck to when home shopping. So, here I am, almost 30 years later, still in the same home; still financially OK; money in the bank and unless there's some REALLY crazy unforeseen circumstances, I'll never be in a position I have to worry about paying bills or losing my home. All as a single, hard working (female) 'boomer'.
