Relativity’s Ryan Kavanaugh Sold L.A. Mansion at Almost Half-Million-Dollar Loss (EXCLUSIVE)

Once high-flying and famously profligate film producer and financier Ryan Kavanaugh, founder of Relativity Media, sued early this year by ex-Relativity president Adam Fields and slapped with another multi-million dollar lawsuit over the summer by hedge fund investor Carey Metz, isn’t exactly killing it on the real estate front either having sold a “Hamptons Style Estate” in a discreet, guard-gated enclave in L.A.’s Brentwood area for $9.3 million. The sale price is a huge sum by any real estate standard but unfortunately for Kavanaugh’s bank accounts it is $450,000 less than the $9.75 million paid for the property just a year earlier. Originally built in 1940, the updated and expanded butter yellow clapboard-sided multi-winged mansion sits behind gates on two parcels that total .69-acres with a total of six bedrooms and six full and four half bathrooms in about 9,100-square-feet.

A classic, center hall entry leads to an immense, ballroom-scaled great room that features built-in bookshelves, a fully-stocked four-stool walk-in wet bar, a soaring wood-paneled ceiling and a towering wall of windows with a view of the lush backyard gardens. Additional living and entertaining spaces include a chef-accommodating eat-in kitchen, a family room with fireplace, a games room, a paneled study/office with vaulted ceiling, an art studio and a fitness room. The main house provides four guest/family bedrooms plus a spacious master suite with fireplace and dual bathrooms while a separate staff or guest suite has an exterior entrance, a brick fireplace and an over-sized en suite bathroom. Park-like grounds encompass a swimming pool and spa surrounded by flagstone terracing, extensive flowering gardens and mature shade trees, an outdoor kitchen with built-in grilling station, a faux-grassed putting green and a postcard-perfect potting shed clad in rustic reclaimed wood planks.

The red-headed mogul, whose outside-Tinseltown investments are reported to include a premium dog food company, presides over a sprawling property portfolio that includes half of a dozen small condos in the same complex on the Hawaiian island of Maui as well as a six-bedroom Nantucket-style home and guesthouse on Malibu’s prestigious Point Dume he picked up in late 2013 for $7 million from comedian/game show host Howie Mandel and unsuccessfully tried to sell in 2016, first at $9.975 million and later at $8.925 million. Property records indicate he also owns a handful of ocean view residential parcels on a high ridge in Pacific Palisades bought all together in 2008 for $10.5 million from Joe Namath’s ex-wife Tatiana Namath, an unassuming five-bedroom mock-Med residence in an upscale gated development in Calabasas scooped up in late 2016 for $1.53 million and three, multi-level loft-style condos in the same boutique-sized industrial-contemporary complex on the bustling edge of downtown Santa Monica purchased between mid 2015 and late 2016 in three separate transactions that totaled $9.3 million.
