Another development project is underway in the growing World Golf Village area of St. Johns County.

The Parkway Commons shopping center began construction in late 2021 and is expected to be completed with a mix of restaurant, retail and office tenants opening their doors in early 2023.

The complex is located at the intersection of International Golf Parkway and Commerce Lake Drive, just east of I-95 exit 323. As residential activity increases, commercial growth has followed along the corridor, including big names like Buc-ee's (opened last year), Costco (set to open in June) and GreenWise Market (no official opening date but signage announces its arrival).

Gateway Capital Development, Inc., is currently in the pre-leasing stage for Parkway Commons but already has locked in some tenants in, such as Parlour Doughnuts, a national doughnut and gourmet coffee franchise; a Coldwell Banker Premier Properties real estate office; Fancy Q Sushi Kitchen; Ramiz Turkish restaurant; and ANJEO Cocina Mexicana restaurant.

Once complete, the complex will encompass a total of 22,800 square feet housed within two buildings.

According to project developer J. R. Pitcairn, the site was eyed because of the boom in residential communities and other commercial businesses in the surrounding area, as well as its proximity and visibility to I-95.

Parkway Commons is the latest St. Johns County project for Gateway Capital Development. The company also developed and currently manages the Gateway Village Center, a fully leased, 18,000-square-foot-retail center on U.S. 1 just north of Palencia.

The new center at World Golf Village will be Gateway Capital Development’s seventh development in the county.
